American Guardian Title & Escrow We are a boutique title company. With 3 owners. Debbie Ferraro who has 30 years. She originally opened American Guardian Title in 1998. She is active with Florida Land Title Association and Florida Association of Mortgage Professionals. She goes to Tallahassee each year to lobby for the title and mortgage broker industry. Close professional friend Pam Marron, a mortgage broker sits on the HUD advisory council in Washington DC. Pam gives voice to our issues facing Florida real property. Andy Fivecoat – Title and Foreclosure Attorney with 20 years. Steve Tran – Foreclosure and Bankruptcy Attorney with 12 years All three partners are extremely versed and have contacts with all the default lenders on a national level. This means there isn’t a title issue that our office cannot resolve for you with a one-stop approach to the issue. We have two title examiners that have a combined 50 years’ experience. Chad Brown ran the national title plant of United General Title. This allows us to do our own underwriting. There are times we will be able to close and insure over an issue that the other title companies will not since they depend on their underwriters for all their underwriting needs. We handle all aspects of real property. Commercial - including business sales, land development, city and county revitalization. Residential – sales, refinances, short sales, deed in lieu, vacant land, 1031 exchanges We are set up in teams. Meaning your files would be assigned to the same processor, closer and post closer. You will receive hands on personal customer service with our company. Our closers are licensed title agents. We don’t just push buttons, we have a holistic approach to the transaction and can tailor your buyer or sellers experience to ensure a smooth transaction for everyone.
