I've been renting a duplex from Ambrose Properties on Pinefield Way for about 5 months now. I have had a great experience so far, and I have nothing bad to say about the residence or the management. When my roommate and I were first looking at the place, we were trying to get a 2 bedroom, however they were only had 3 bedroom duplexes available at the time. Management was nice enough to give us a 3 bedroom at the 2 bedroom price for the first year, AND they still honored their special that they had going on at the time (no pet deposit and one month free rent). They also let us pro-rate the free month of rent out over the whole lease, which lowered our payment by about $50 a month. We have only had 2 problems, both of which were addressed promptly: our fridge was cutting on and off, and the maintenance guy came out the next afternoon and replaced a fuse for us. We also had a spider problem, we let management know this, and they sent out exterminators the next day (pest control is included in rent, but you have to request it). The spiders aren't totally gone, but we live next to the woods, so what can you expect? They also give us 2 extra days to pay rent since we live a few miles away from the leasing office. So far, my experience has been great and I expect more of the same in the next 7 months (or more).

ROACHES! BED BUGS! Please anyone who is thinking of renting apartments from these people, think twice for you own sake! The apartments are infested with roaches and beg bugs. I have rented many apartments in my time but have never seen a bug problem like this one had. My first night I was sleeping and felt something crawling on me in the middle of the night. When i turned the lights on there was a bug on me i thought was a roach(which i had seen before earlier but figured i could get rid of them), but after i killed it I noticed it looked very different from a roach. I looked it up on the net and low and behold it was a bed bug. Now I have never had bed bugs before, matter of fact my bed is fairly new and didnt have any kind of roach of bed bug problem in my last apartment I had moved from just days earlier. Now I am stuck with this apartment I cannot live in. Had to move in with a friend because landlord wont let me out of the lease. Plus I really don't want to take any of my stuff out because it's all infested with bugs by now. The landlord has sent exterminators in the apartment to kill the bugs but every time I go back to check I still find bed bugs and roaches. DO YOURSELF A FAVOR! Don't risk renting with these guys, the apartment prices are cheap but for a reason.
