I had initial concerns about several issues with the workmanship of this inspection though I tried to give the benefit of the doubt on what at the time seemed like simple recording errors and now show as the tip of the iceberg too much larger issues, and my family is now suffering financially as a result. My complaints include: -Several errors on the home report, including listing the house as built in 1987 (actually built in 2003) and listing heater and air conditioners as 20 years old. It was also stated that the air conditioner could not be tested because the temperature was below 60°, though it was previously stated in the inspection report that it was 68° at the time of inspection. The report also stated that the inspection went from 1:45 to 3:30, though I was called by the inspector by 2:50 at the latest, saying he had finished and that I didn't need to come to the house to go through the report as I had requested. (As a teacher, I know the call from the inspector came during my last class period of the school day - 2:05-2:50) -I also specifically requested a radon test to be conducted, but the home inspector did not initially follow my request because he didn't feel it was necessary. Regardless of necessity, reasonable client requests that are a typical part of the service provided should never be ignored. -While the report did give a recommendation about adding a backup sump pump in the event of power failure, it did not mention any issues with the sump pump already in place. In fact, the report deemed the sump pump in place to be functional. However this was proven to be incorrect this week when our basement flooded. The plumber who serviced the issue stated that the home inspector should have noticed this, because the pump installed was not adequate, only capable of pumping water up 5 feet, whereas our sump, set into a basement floor, would need to be capable of pumping at least ten vertical feet or more. This information was evident from a tag on the sump pump cord. -The report also made a note of a sign of water on the basement floor, but made no effort to identify the source. Once moved in, I made the simple observation that the water heater was leaking, which we now have to pay to replace. I made an effort to have this issue resulted by requesting a refund. I was told that I would receive a refund within 30 days as long as the company owner approved. I never received this refund despite numerous emails and phone calls afterward. Please don’t make the same mistake we did. It was a waste of money that has led to many more financial burdens because we simply put our trust in a completely unreliable person.
