We used Hutchins Property Management twice over 12 to rent our condo. The first tenant was perfect and the 2nd isn't working out so well but so far Hutchins ( Debbie has been fantastic) is helping us out with the issues and staying in communication with me. Property Management companies get a bad rep because people expect too much. They cant prevent bad tenants or bad landlords. They handle the money and if a tenant defaults, they take fast legal action. MD website shows hundreds of successful legal actions on their behalf.

Very pleased. I was able to set up auto pay on line. My one maintenance request was made on line and responded to promptly. Their office is close by and Rick and Debbie have been very friendly to deal with.

ABSOLUTELY HORRIBLE. Stay far away. Yes, they are cheaper than other property management companies, but YOU GET WHAT YOU PAY FOR. And in our case, nothing. Asked for a sign at least to put in the window (they don't use yard signs). Was told Oh sure! Never done. Had several leads over a span of three months, all "fell through". Emailed numerous times, no response via email or phone. Discontinued contract with them, asked for keys to be mailed to us, never received them. If you need a serious property manager do not look here. Would never recommend them to my worst enemy. Very very unprofessional.

If you are looking for a decent place to live please do not apply with Hutchins Property Management. I lived in The Grove Apartments owned by them. They care nothing for their tenants at all. For two months raw sewage laid in the basement of my building. Every tenant in the building called for weeks trying to get resolve to no avail. It wasn't until I began legal proceedings that they started the clean up. Still today it is not cleaned up. The smell is so bad we had to leave the apartment for a few days. The mice and roaches are out of control. When you try and contact them they do not call you back.....ever. Not yo mention the fact that we had to do all the repairs in the apartment ourselves. It is a shame that they treat their tenants like this. The majority if them are black and Hispanic so I guess I should not be surprised. Please, please whatever you do do not apply out here unless you have no absolute choice. Needless to say we are no longer tenants.

Rick and Debbie are the worst property managers I have ever had to deal with. They left me in the dark for weeks with absolutely NO information on anything. They don't return calls, they don't care about anything but getting a paycheck. I have never been so disappointed in something I wanted to like so bad. I called every day for 3 weeks to try and get a place, I talked to rick maybe twice and Debbie maybe once. They were not friendly or pleasant. If you are serious about looking for a home, then definitely look for another company because they have done nothing. You'll basically do everything yourself just to be let down. I can't believe I wasted so much time trying to get this place, because they spent literally no time trying to help me get in there. I will never work with this property manager again. I am completely disgusted with how they do business.
