Riffoff Place instead of Bradford Place

Dec. 2008, I was looking for a place to be available in the fall 2009. Dec. 5th 2008 I signed a lease with Bradford Place. The sales agent made it known verbally that there would be a $50.00 deposit and if I were to cancel my lease, I would forfeit that money.

I called my mom, in the presence of a sales agent, to ask her if I could sign the lease, because the space was very limited at that time (?). My mom agreed for me to sign after knowing the risk is only $50.00. After signing the lease, Bradford Place requested a guarantor form be returned for reserving my housing spot. My parents came down to Bloomington to look at the place; they advised me that the place is too far from campus.

Jan 14th 2009 (7 months before the move-in date) I emailed Bradford Place that I would not be able to find a guarantor and requested my lease be cancelled. They informed me verbally that either I find someone to take over my spot or pay $150.00 “re-assignment” fee. I did find a girl to take over my lease, and then again Bradford asked me for $150.00 “re-assignment” fee. I refused to pay.

Recently I got the bill $5288.00 from a collection agency for the entire year of lease. They also threatened me that if I don’t pay my credit rating will be ruined

After filing a complaint with BBB and a dispute with a collection agency, Bradford has decided that they would go after me for the re-assignment fee of $150.00 instead of $5288.00. I strongly believe that the lease contract I signed is invalid because the guarantor form has never been signed. Despite a blatant attempt by Bradford Place to benefit illegally, for my own piece of mind, my parents have reluctantly paid them $150.00 “re-assignment” fee to get the matter over with. This issue has put a lot of stress on me and I don’t need that.

My tips: * any verbal promise needs to be in writing * when you have a dispute, go to Attorney General web site file a complaint, you could be qualified for a free lawyer (I found out after the settlement). Don’t let anyone bully you, ruin your credit rating because it will ruin your life in the future.

Bradford Place should be changed to Ripoff Place. Stay away from them.
