You inspected my residence in Palm Bay prior to purchase. I feel it is important for you to know that Both AC units that you inspected have coils that are beyond repair. I trusted your work as you came highly recommended by E. Sandler. I've also spent hundreds of dollars on a broken pipe coming from the house leading into the septic system. This caused a backup in my home and damaged flooring.

Today my water filtration system overflowed because the filter was clogged. Pretty basic stuff in my eyes. All this in the 45 days I've owned this home. I can understand the broken pipe underground but I strongly feel that the coils should have been caught. You only recommended that the coils be cleaned. These coils are disgusting as the system was clearly run for a long period of time with no filter. I saw no where in your notes of this. There was a major build up of hair in the coils that could not surpass a filter if one had been used. Where the square filter is placed, has an abundance of mold growth and is very discolored and there is no mention of it. I need to thank you for not only the thousands of dollars this will cost me to get fixed but the risk of my family, especially my already allergy sensitive 9 month old, 5 and 6 year olds with breathing this disgusting mold and filth in. Yes, you are probably saying "welcome to the real world of owning a home" but I feel these problems could have been detected and possibly could have been used as leverage in negotiating price or demanded repair. Food for thought, when you inspect a home, treat it as if it were your 9 month old that will be living there.
