This place is a scam! The office workers are unprofessional, they will flat out lie. Calls get ignored and the office workers are RUDE! Half of the time, the dumpster is full, yet they have signs everywhere about fining you if trash is on the ground! The internet is TERRIBLE (when it works)! There is trash and dog waste in almost every yard. Random people walk around outside your windows at night. It is never peaceful, and a little bit creepy at night.

I lived in The Orchard Carrollton for nearly 3 years, I hope you can learn from my mistakes and don't sign a lease! The Orchard may have a nice appearance on the outside but the reality of this highly over-priced student living community is anything but nice. It is an incredibly poorly run apartment complex with the literally the worse internet and cable t.v. available (out of any student community in West Georgia). The owners expect multiple units full of college students to share an unsecured/ open WiFi connection that runs a top speed of .750 MPS. (Close to dial-up). The rent price only includes this internet and cable tv. Living here you pay water and electricity in full and these houses are very poorly insulated. Our electricity bill was never below $200! After years of putting up with this place's numerous downfalls, I finally had enough and moved out. I left the unit literally in a much better and cleaner state than it was when I moved in... They not only kept my $400+ deposit but billed me hundreds in addition! Unfortunately my experience is not uncommon and seems to share a lot of similarities with what other former residents have gone through.
