If I could give zero stars I would. When I hired Sam Ward he insisted upon full payment and accepted the offer paperwork that stated when the final offer was due on the home we were in escrow to purchase. Knowing the date it was due, he proceeded to cash my check and ignore my phone calls until the deadline had passed, then he sent his appraisal one day late - not to me, who hired him and paid him - but to my real estate agent explaining that he was terribly distracted. He refused to respond to any of my calls for another three weeks, and refused to give even a partial refund. His services were absolutely of no use to me after the deadline had passed. I would never chose to do business with him again, nor could I in all good conscience recommend him to anyone. Steer clear of Sam Ward if you actually have a need for a home appraisal by a specific due date.
