As first time homebuyers we relied on the inspector to do the job we hired him for. Unfortunately our home was not given the necessary attention we were hoping for. The rate was $565 and the inspector was in and out in less than an hour and a half. John Braddock was our inspector. Items that were missed:

1- Three restroom doors did not shut and we had to hire a handyman to fix since this was not noted in the report. When addressed with the inspector, he blamed it on “the house shifting”. Our handyman stated that it was impossible for the house to shift that dramatically within days and he was certain one of them never shut .

2- None of the tile was sealed in the restrooms or kitchen. As stated above we’re first time homeowner. While this catch might be obvious for some, we had no idea until the handyman pointed it out. Since the inspector did not mention this in the report, we’re having to repair our tile and grout within one month of moving in.

3- The garage door was not working properly. We had to hire someone to come and align it within a week of moving in. The inspector could have caught this if he would have shut and opened the door more than once.

4- AC unit was not working properly either. While our inspector received an easy out by saying he couldn’t inspect the unit because of the temperature outside, the condensation pump was not installed correctly. Again anyone with the littlest bit of home construction knowledge would have caught this without having to run the unit. The pump is separate from the AC unit and the hose was not run properly to allow for the necessary flow.



We tried to address this with National Property Inspections since they offer a “100% SATISFACTION GUARANTEE”, as stated on their website, and they’re responses were excuse after excuse. They would not refund even a portion of the $565 fee. They did try to come out to address the AC, but that was after they missed three appointments. Jon was a complete no show and didn’t even bother to call to inform us that he was not going to make it.



For the rate compared to the time that was spent and the lack of customer service, I would never recommend them to anyone.
