Hale is currently building 2 cheap homes on a subdivided lot in my neighborhood. He is difficult to deal with and does everything cheap. NO fencing and NO tree removal. Google his name and company to see how the buyers of his homes are very upset. Now he has all the neighbors upset at his current project on 1500 south in Bountiful.

Joel Hale is a one man GC that builds a few houses a year. We bought a home he built in Farmington. He and his wife sell as a team through her realty license and agency. There were a few hiccups in trying to negotiate and finalize the Real Estate Purchase Contract. At the time no big warning flags went up. The process on the sellers side seemed disjointed, lacking and novice.



The real issues began after closing. Many home warranty issues and questionable building practices and quality have arose. Joel offers a 12 month home warranty that is limited and warrantied by himself, not a warranty company. After less than a couple months of living in the home we had the sewer line block out near the street and flood the kitchen, dining and living rooms which he repaired and replaced. Most likely construction debris caused the blockage. We've had continueing grout problems in the kitchen and all the bathrooms. Joel came and repaired once before the warranty expired, but more and more grout is failing. Every room has multiple drywall joint cracks and seams that are splitting and cracking. The paint is peeling and cracking around the exterior doors. The masonry grout is failing around all the exterior rock work. The driveway concrete is chipping and cracking. All of this within 24 months of moving into the brand new home.



The biggest problem is the massive amounts (multiple tons) of buried, subsurface concrete and man made debris that was uncovered and dug up in the process of preparing the lot to rough grade for landscaping. Joel Hale had had close to 100 loads of "fill material" brought onto the lot and had it spread out flat. Note that buried, subsurface concrete and man made debris is a violation of the Seller's Property Condition Disclosure.



Joel Hale terminated communications while trying to negotiate a resolution to the buried, subsurface concrete and man made debris. Every opportunity had been given for Joel Hale to resolve this massive violation of the Seller's Property Condition Disclosure to no avail.



I do not recommend buying a home from Joel Hale Construction, due to the above listed issues.
