Mr. Lynch appraised our home on August 18 for our buyers & their lender; the buyers were scheduled to close on Sept 4 (day after labor day). On Monday, August 27 (9 days later) our selling agent was advised, and advised us, that Mr. Lynch had requested repairs on 3 items. The portion of the appraisal that we received was not dated but the file properties stated August 23. I must believe that Mr. Lynch knew on August 18 that he would be requesting these repairs, and we question the length of time it took for us to receive notice of this. Fortunately, we were able to contract the repairs to be completed by noon Friday, August 31 which was a task in itself given the holiday weekend approaching and contractor availability; we notified our selling agent of this; however, Mr. Lynch told our selling agent that he would be leaving Friday for the holiday weekend and would not be able to view and approve the repairs until his return, nor would he accept pictures. We do not question Mr. Lynch's opinion that the repairs were needed (although the home inspector did not require these repairs in his report). We question the length of time that it took for Mr. Lynch to make his opinion known. The close date got pushed back to Sept 5. I cannot speak for the buyers, but certainly we were subjected to undue stress by what we believe are Mr. Lynch's unprofessional business and communication practices.
