YUMA COURTS : We have lived here for 3 years. Now if you are used to the hood, like south side this area is good. Kids do run wild, bikes become community bikes, but their kids. We have not had a manager live on site for about 2 years and since then service has went down big time. Do not expect to see your manager here after you sign your papers. Late at night at times fights do occur outside, some units play music very loud. Drugs may be sold around here. People are aware here so cops are called regularly. Expect to pay about 140 to 320 in utilities, this is due to the extremely high utility bills. This property is managed by First property , but is owed by the City keep that in mind. Parking spaces are numbered in a way that places your car in front of your neighbor's, neighbor's house, but you can work something out with each other to fix this. Management likes to blame tenants for trash outside (parking lot, playgrounds, etc.) and threatens to charge the tenet for the trash in who's immediate out area trash is found, this is illegal, but they do try to threaten. Their managers come and go, and none of them , but one (left 2 years ago) knew a thing about either good business, nor good management (I know I have a degree in both). Expect to travel to Fillmore, another property they manage over their, to drop off your rent, again because the manager does not manage. Your rent will go up and never down, because their philosophy is charge more to old tenets and less to the newest tenets. If you can afford 800-900, but want to save cash for something sign for 6months, to feel this place out for your self. It is not a dangerous site to live, but car breaks have occurred here. If you can afford 700-750 per month for rent and only need 1 bed room, but would like tow beds then this place is ok. If you party just know the cops will be at your place regularly. If you do not party keep track of the unit that is, call the police, and then turn that info into Property management, they will work on this info. or at least use too.

Yuma Court is a very disappointing place to live!! There is no where for kids to play. You can hear your neighbors, thru the walls, when they go up their steps!!Their web-site says 'no pets' but that is a lie. Almost everyother house has a dog, even pitbulls!!Children run wild here at all hours of the night, playing in the parking lot and throwing rocks at the houses and cars.And the playground smells like cat pee and always has dog doo-doo in it!! Nasty!!Last but not least, the utilities here are OUTRAGEOUS!!!!They have eletric heating in the ceilings, which takes hours and hours to get warm....it sucks!!
