Unprofessional and rude. If you want to be told you'll have your apartment shown in less than 24 hours, these people are for you. But for most people with a life and a job, 24 hours to prepare for a showing isn't enough time. And do they care? Nope. They act like you are terrible for telling them you can't have the showing and they reschedule the next day and don't give you 24 hour notice again! Do not rent with these people. They are inconsiderate to say the least...

My experience as a renter from 443Stop.com, LLC was a great one! They handled any maintenance issues I needed quickly and accurately. I was always notified 24 hours in advance if someone was coming out to my unit for maintenance, showings, etc.

The only people who would have the audacity to say they "never had a problem" or that the women in the office are professionals must work for 443stop. This company is the definition of slumlord. It doesn't matter to this place if you pay your rent on time, are respectful and courteous to your neighbors and you landlords property, it will get you nowhere. The maintenance men are creeps who will linger in your place, and are more like handymen with no training! (Doubt me? Ask to see some certification on HVAC and you might get hung up on!), the women in the office think they are something else more than glorified secretaries. Maintenance request, repairs, and promises go ignored. When you leave they will use any excuse to keep you deposit, even charge you $150 to repaint..when they never repainted (Doubt me? I know the people who rented after me, the nasty grease stains that I complained about when I moved in and couldn't get off, were still there when I visited). Please beware!! I am not just a disgruntled ex-renter, I am someone who doesn't want the same thing to happen to others!! Just say NO to 443Stop.

Since my first encounter with 443stop I have never had an issue. When applying for a place to live they asked for basic documents. Once I provided those I quickly signed a lease and moved in. The few maintenance issues ubhave had were resolved quickly and efiencely, with maintenance (two separate companies) calling me to set up repair times. I highly recommend 443stop. great people to work woth!

Do not rent from 443 stop. I know most reviereviews are biased to an individual's personal experiences, but jack palmer is a character to say the least, and the ladies at the office meet the low level of professionalism he has set as a standard very well. If you have any questions, or concerns they will avoid them and tell you that they don't know what you're talking about, instead of actually doing their jobs. Everyone I have met that works for 443 stop, including jack palmer himself is hands down the most unprofessional experience i'be ever had. I have always been a good tenant, paid my rent and bills on time and never damaged property. I have good standing with every previous landlord i've ever had. I've met some characters in the realty business before, but theseriously people lack having any class at all. I am completely disgusted. They are very sheist liars as well. When they ran a special on a room for a cetrain price, they gave me the move in date and called it good. Once I turned in the deposit they informed me for the first time that the price was now 150 dollars more...but it wasn't their fault. I told them i'd take the place for the more expensive price a week later, only to have one of those nasty secretarise text me personally saying they no longer wanted to work with me and not to "ever call or text them again" additionally, they've also leased nice homes to people I know that were being reclaimed by the bank and foreclosed on. So my friends ended up homelhomeless when they reciebed a letter from the bank saying that the house now belonged to them. All of this time my friends were paying jack rent every month while he kept the money and made as much off of a propert that he was about to lose as he could, from unknowing people. He did not refund any of the money and claimed never to have known about this. Oh yeah, and this happened twice. My friends were niece for ever trusting them a second time, but TWICE, TWICE he rented a home to then that was being foreclosed in while he claimed not to know about it. Trust me, if you live in Columbia thereally are much better, and many more rental companies to chose from.

This place is a good business. I think they are fair and dont get the credit they deserve. I have over heard some of the complaints in the office and I think that 443 stop is in the right. As someone who is in the business world, people want to complain about a company because they are upset. Yes rent does go up, and as far as maintence issues go that I have over heard, Its not magic, some things take time. Anyway, I think this is a great company! Everyone is so helpful. I have never had any problems with this company.

443-STOP was supposed to condu...

443-STOP was supposed to conduct a background check on tenants. The tenant I got had a history of non-payment, yet she was allowed to rent my

house. 443-STOP put a tenant in my house who had an absolute horrid credit history, including a forced eviction (that was handled by 443-STOP's attorney) that occurred just before my house was rented to her. How exactly did she pass the credit screening? Or was a credit

screening even done? I have asked this question several times now since learning of her poor credit history, and I have yet to receive a reply.



The background check I conducted myself was to simply look up her court history on Missouri Case.Net, a free service. I found that she had been evicted

from another property right before getting placed into my home, plus she had other major credit strikes against her that should have made her an

unacceptable tenant.



When I was searching for a property manager, I had extensive phone conversations with owner Jack Palmer regarding the services provided and the

money that would be paid to his company in exchange for renting. He told me at that time that rent is collected, held for about 2 weeks, and then the rent is

paid to the landlord (minus his commission and any repairs necessary for the house). In practice, I came to find out, the rent was not paid until at least 30

days after it was collected.



-- Jack Palmer made misogynistic statements toward my wife during the course of a phone conversation, using terms like "honey" and "sweetie" as she tried to ask him questions about the eviction of the horrible tenant he placed for us. He told her that, because we were going forward with a court case to evict the tenant, he would not be paying out any rent to ensure that court costs were covered. At that point, no court costs had been incurred, so my wife pressed him on why he was keeping money we were entitled to. He got frustrated and hung up on her. After that, he

required all correspondence be done through email.



-- Despite my repeated pleas to keep me informed of expenses on the house and non-payment by the tenant (both of which were common occurrences), 443-STOP never once took the time to keep me informed of issues with the house. The only

correspondence ever initiated by 443-STOP was from my monthly owners statement. My emailed questions were sometimes answered timely, sometimes

not.



-- When my tenant was finally evicted, she stole numerous possessions from the house and left owing several hundred dollars in repairs, late rent and

late fees. If 443-STOP has done anything to try to recover these stolen items and owed rent, they sure haven't communicated it to me. My wife and I also

filed a police report about the stolen property; if 443-STOP has done anything to assist in that investigation, that has also not been communicated to me.



-- After the completion of our contract on Aug. 31, 2012, I was still charged for advertising costs for the month of September before my deposit was returned.

just don't deal with them they are money hungry..also the places are falling apart.the maintenace men are always in your house for odd reasons,stalking, just don't do it horrible experience with these guys..i would give 0 stars if i could.

I packed up my stuff and drove...

I packed up my stuff and drove a UHaul up to pick up my keys and move in some large objects the night before my lease started. I had been told that it would be alright to pick up my keys and move in when the office closed on the night before my lease start date. I called them about 40 times on the way up to pick up my keys, leaving voicemails and receiving no response. I assumed that the original arrangement was still in effect, but when I got up to the office, I was informed that new carpet needed to be laid, would not be started until 3pm on the first day of my lease, and would not be able to be cleaned until the carpet was finished. It would have been helpful to return my call before I wasted the money on a moving truck, but they did not seem to agree and asked if I could keep my stuff somewhere else while the work was being done, but still had me sign the lease and begrudgingly let me store my mattress, box spring, and couch in the apartment while I drove the rest of my stuff home (that which I could bring back up in my car).



Assured that my apartment would be complete by Sunday, I came back up with a car full of stuff and found the "new" carpet (it had mysterious stains), and that no cleaning had been done. I was informed that the cleaning couldn't be done until 6pm the next day because the office doesn't answer phones on the weekend. I left the apartment to let the crew clean and when I came back, found that they had left mouse traps, a dirty washcloth in the kitchen cabinet, and that the bathroom and windows were still filthy. I called and they came back, but didn't do much better. They got the washcloth, but left everything else, including hair in the tub. I had to return home to work before the second attempt, but imagine how upset I was when I came back to the same basic mess. I gave up, cleaned it myself, and submitted a bill to the landlords for the time and products that I used to actually clean the apartment, including knocking down wasp nests by myself.



After 8 months of silence, I received a letter telling me that I had 8 months of late fees for the money I refused to pay them. I cited legal reasons why I would not be paying them and have not received a response. My exhaust fan for my stove has not worked or been repaired the entire time that I have lived there, the dining room light has a melted hole in it, the safety of which has not been confirmed, and there are bugs that even my personal use of pesticides cannot deter. I have never had such a terrible experience and would not let anyone I know even contemplate renting from such a careless, rude, and disrespectful company.

This place was horrible to rent from, they don't do nothing to rental properties. They do not maintain the properties. Everyone in the office is rude, ignorant, inconsiderate, etc. Would never give them a dime again.

I have both rented and been a landlord myself for quite a few years and have never had any trouble with getting my deposit back or for that matter anything else, but my experience with these people have tainted my opinion of property management companies.



I lived in one of their units for 2 years rarely calling them for any repairs because when I did they were slow to act and half the time they wouldn't even remember that I called. They are one of the most shabbily ran outfits I have ever seen. I was always sure to keep my records for paying rent because I knew they would try to say I didn't.



After living in the unit for 2 years I spent a great deal of time detail cleaning and doing any minor repairs to make it so that I would get my deposit back expecting most of it. Well did I not only NOT get my deposit but they figured in a full paint job so that it left it so that I would have owed them over $300. I had to submit a written disagreement and they finally gave me back half of it dropping the paint yet they still had figured that I owed for cleaning and repairs to the place that should have been on them because of age of the building.



In short, if you rent from these crooks don't expect to get any of your deposit back without a fight. If I knew then what I know now I would have just walked away from it and not even bothered vacuuming the place and let them sue me for the rest. I spent a lot of money cleaning the place leaving it in better condition than when I moved in. They don't clean the places beforehand yet they charge a tenant just like they do! The place was filthy when I moved in and to say that I owed them for cleaning it is ridiculous!

They are the worst company to rent from. I lived in Columbia for three years prior to this hellish experience and had wonderful landlords. These people will not fix anything in your house, or when they do it is over a month later adn you have already fixed it yourself. They do not return phone calls, threaten to fine you for not picking up someone else's trash and dog poop, take shortcuts when building the house, and allow DRUG DEALERS to occupy several of their residences! Save yourself the trouble and find somewhere else to live.They look nice an dthey are new, but they are FULL of problems that they will not fx. Not to mention the saff is incredibly rude. If I wasn't going to be out so much money I would break my lease today . They are a shady, shady business. If I could give them no stars for a rating I would!

TERRIBLE

Patti (the main receptionist) is the most RUDE woman I have ever encountered. She in no way is helpful. In fact, quite the opposite. She's lazy.



They changed their minds on our rent amount, dog deposit, screwed us over in many other ways.



I would NOT rent from this company until they get rid of Patti. EVERY tenant of theirs that I see in that office has a comment about Patti.



BEWARE of 443Stop.
