These people don't maintain their properties. My wife and I (plus my mother) spent an entire night cleaning the apartment we moved into because they had not done so -- they had not painted, swept, vacuumed, or cleaned any of the surfaces (including tubs, sinks, toilets, etc) -- and the air conditioning was out... and it was August. My bad for not checking the unit before renting the U-Haul, right? It took them 12 days to do anything about the air conditioner (their solution was a window unit, installed "downstairs because cool air rises"); I still made them fix the central, because it was unbearably hot in the bedrooms, both of which were upstairs.

They also don't keep their books very well, so always pay by check and always make sure you pay them in person to get a receipt, because they will not mail you one, and when they lose track, they will threaten to evict you immediately. (This happened to us, but fortunately, I've kept track of this crap.)

I'd give them -10000 stars if it would let me. These people are horrible. We had a major leak in our home that we notified them the day after moving in and it took them 2 1/2 months to even take a look at it, and ONLY because we had a video of how bad it was. We had no railing going into our basement stairs and there's hundreds if not thousands of dollars of water and mold damage in this home. Basically the main floor needs to be replaced, as the home is infested with black gnats from all the mold. We got out of there and filed a complaint with the Rental Protection Agency against them which includes all our pictures minus the 2 videos that we couldn't attach. I wouldn't want even my worst enemy to rent from them.

I never give feedback, but feel I must with this co. Even if it helps just 1 person. The wife, Charlotte is very controlling. This co. was illegally charging me for my E.S. dog even tho i had my paper to prove she was a support dog. Charlotte refused to look at the paper and told me she was being nice enough to "waive the $200 pet deposit" but would have to charge me $25/mo extra for my E.S. dog in case she ruined the carpet. This is illegal. She refused to accept my dog w/o charging me extra. I signed a lease with them and they rented my apartment to someone else! They werent even going to tell me! After I had put everything in my name. I also told Ariana a few days prior that I was approved for assistance for the 1st months rent and the check was on the way. I am now w/o a home and cant begin to tell you the time, phone calls, emotional stress Ive been through just trying to get things together for that property just to have them rent it to someone else!

i wouldn't recomend these people because they do not take care of their properties,since Charlotte gt in the picture it all went down to the drain! They used to be on the top best rental properties in Cookeville but now they are as bad as Sword Properties! Mr Bock is a great person but because of Charlotte now the whole company is in a bad rep! Do NOT rent from them unless you want to be cheated out of your money and end up with bad health! I would rate them -10 if i could and i have lived in one of their houses for over 4 years and i am ready to take my OUTSTANDING bussiness somewhere else! I would not want to waste my money on them or should i say...give it to Charlotte for free!?

I have been living here for almost 3 years and have been going crazy these past months because of a ton of problems that they say they will address but never do anything about! My upstairs neighbors bother everyone with there loud media and very very regular screaming matches, they have been personally harassing me and my finance and has even threatened her, they litter all over our complex and have an indoor/outdoor cat that keeps bringing flees inside. We have brought all these u with the landlord and nothing has happened, eventually had to go to the cops. Have another neighbor who refuses to park in just one space, even though there is not enough parking for everyone as it is. This neighbor is a single woman who moved in with a golden lab puppy and as it grew up she started chaining him to a tree out front(which is against the renter's lease agreement) and now has been allowed to put a horrid cage right outside my window that she locks him in for 12 hours at a time for which he barks and cries constantly. Working 11pm-7am, constant barking right beside me is pretty maddening, not even taking into account its inhumane with as cold as its been. Begging the landlord to have her move it to behind her section of the building or to a part of the yard behind no one the land lord said"we will be out there today to do something about it" at least half a dozen times and wont return our calls anymore. Cant sleep, cant study, cant even feel at peace in my own apt that we pay a good deal for. This is why I now am telling everyone to STAY AWAY!!! FIND ANOTHER PROPERTY SITE!!!!
