The initial step is to establish project context by defining a clients needs and goals. Budget and schedule are addressed early. The subsequent design, its development, documentation, and even the administration of its construction arise out of these initial project considerations. Master Planning Master Planning involves identifying short and long term goals. To apply those goals, we consider many parameters and limitations including the physical site and financial restrictions. We help our clients navigate through each step from site topography and zoning limitations to budgets and building code. Site and Building Evaluation Understanding the existing context is key when considering constructing a new building or renovating an existing structure. A thorough exploration and evaluation of sites for proposed development is needed to develop a cost effective and practical solution. Facilities Planning Facilities planning is the act of cataloging existing buildings, site conditions and features to develop growth and maintenance strategies. We addresses crucial adjacencies and circulation patterns to produce an effective building plan that truly addresses our clients functional needs. Programming Through meetings with building users, we develop a written program that describes the functions and required spaces. Similar to Facilities Planning which addresses existing buildings, Programming addresses crucial adjacencies and circulation patterns. Budget Development The project budget must be identified at the very early stages of our work so that our proposed solutions can be realistically attained. Our work serves no one, and can actually hinder the project goals, if not reasonably supported by the funds available. Design Design is an artistic transformation of program into building. Through Design, we engage our clients to find out their aesthetic interests, needs and goals to develop a building that functions as needed AND is a reflection of them. Construction Documentation The process of producing Construction Documents incorporates all previous aspects of the project formation and creates a clear and concise set of instructions from which to build. Successful Construction Documents will communicate our clients goals to the Contractor and will consider the appropriate means and methods of construction and project delivery. Construction Administration During Construction, we assist the client with bidding to determine the most appropriate method of constructing the project. During the construction phase, we address issues that inevitably arise during construction, assist our clients in evaluating Change Orders and Applications for Payments, review shop drawings and visit the site to review conformance of the project to the Contract Documents.
