I would give this company a zero if it were an option. It's a blight on the city, management is incompetent, and it attracts tenants who are nuisances to neighborhoods.

If you are a property owner who simply wants a rent check with no hassles, good luck to you. Your property will be trashed. If you are a property owner who cares, don't even consider Gem City.

Gem City manages several properties across the street from me. The properties are in terrible shape, and police are frequently called for disturbances at these residences ( none by me, I simply observe ). I would really like the City of Dayton, or a neighborhood group to take action.

I canceled my property management contract with Gem City after a year. I had to repeatedly ask them to respond to simple questions. They also periodically charge you an office supply fee for the privilege of mailing you a check. Everything else is done by email, so I'm not sure why they need office supplies for that. When I canceled my contract with them, I had to ask them multiple times to confirm that they received it. I do not recommend them.
