Americana Resort Properties - THE MISMANAGEMENT COMPANY

Americana was the most unprofessional, unorganized property management company I've ever dealt with. The property is dated - circa 1980. That's okay, but the TV and DVD player are in need of a serious upgrade. The management company was slow to respond to maintenance requests and NEVER called back when you left a message. The washer and dryer would take your money and the internet would go in and out. When you called Americana, it was like you were waking them up from some slumber inside their office. When it came time to check out, they held our $1,100 deposit for 25 days. They said the maid told them we left the place in bad condition, the carpets needed cleaned and linens laundered (more on that later). I knew we had left it in good condition and that none of that was true. I called and kept getting the run around. Finally one of their employees admitted over the phone that the maid had exaggerated what she'd found and at most we'd be responsible to pay for having the bedspread washed. I knew we had put the bedspreads away as soon as we arrived so I knew that wasn't even true. My other question to their employee was that "don't you launder your bedspreads after guests, particularly those who stay for three months as we did?". She said "NO." I find this unacceptable and gross. Finally - I had to drive back out to the property management place from Denver to get the deposit back. The response was, "oh - I was just about to call you, I'm going to refund your money today". Yeah right. I stood there while they refunded the money. Extremely unprofessional. I would never rent from American Resorts Properties, but more importantly, as a investment property owner myself, I would never trust them to manage my property, unless you want it mismanaged.

Horrific Experience with Americana Resort Properties LLC

Re: Americana Resorts Properties LLC, We recently rented a unit in Dillon, CO., Lake Haus B-14 from June 23, 2012 to June 29, 2012. If we were the owner and had AR Properites as the booking agent, they would be fired. We should have known from the beginning that things would not be up to par. The lady we booked with in February 2012 seemed to not be able to do anything, including how to email us our confirmation. We had a difficult getting in to the unit. The touch keypad took us at least 20 minutes to open. From then on we only used the door lock. The downstairs bathroom toilet could only be flushed by putting our hand in and pulling up the flapper. Two work orders were put in, but never was fixed. That same bathroom's fan did not work. Also, found a used toilet paper roll on the floor there. The upstairs bathroom vent was so loud it sounded like a jack hammer. The toilet handle had to be jiggled often to keep it from "running". One of the guest room blankets was threadbare and holey. The master bedroom's bed so soft it felt like we were on awaterbed without the baffles. Most if not all of the blinds need repair. The deck grill had a sign that read: "Do not use. Unsafe grill." No propane tank. Had hoped to grill our dinners. Monday morning June 25 went to Americana's office in Dillon to see about the work order, and turned in our request for 6 light bulbs that were missing or burned out along with a dead battery for a clock. They had none to replace those in the office, but were told a work order would go out for those, as well. No repairman showed up all week! And when was the unit last given a good cleaning? We felt we couldn't go barefoot. We will never rent from this company again, and will tell our traveling friends to stay away from your company, too.Beth and Paul Stepp, IndianaLee and Vicki Krueger, California

Vacation Condo

Great company! Will bend over backwards to provide for every request and if they see a need, they will respond before being asked. Twenty-four hour service is provided for emergencies. Chris is ususally our point of contact and has been for over 10 years. What a lady!
