If only I could rate these people less than a one-star then ABSOLUTELY I would. I was not only disappointed but outraged by the lack of care the people at Bob Schmitz provide. If you have any type of problem with the property you're renting, from small to large, they will NOT get back to you. Only with persistence and incredible patience on my part was I able to get things resolved, like say a FAULTY ELECTRICAL SYSTEM. Mind you I was with them for three years (I'm surprised I stuck around for that long, but financial reasons left me no choice), and their lack of professionalism left me so bitter. So please, if you're reading this, please consider other property management before Bob Schmitz...and I mean if they were the last standing property management in the COUNTRY. Save yourself the trouble.

Please, please pay attention to the 1-star reviews on here. The 5-star reviews aren't real. NO ONE has ever had a good experience from Bob Schmitz. You can literally be the cleanest, best, most punctual tenant in the world and they'll still find a way to rob you blind. You could rent a cardboard box from a homeless man and still have a better landlord experience.

Hilarious that they keep giving themselves 5-star reviews on here.

They're unpleasant people. They steal security deposits from good tenants. They're the worst property management company imaginable.

Susan, please stop reviewing yourself and giving Bob Schmitz 5 stars. Its painfully obvious it you. It is entertaining to read your emails and see how similar it is to these reviews. And whoever else is writing good ones, I hope you are being payed as well as "J N services - cleaning" is... or at least getting a chunk of the security deposits you guys steal from people

Good experience, I’d do it again!

I read the negative reviews and felt like I had to defend Bob Schmitz Properties! I lived in a Bob Schmitz home for two years and only moved out because I got relocated. I found the staff extremely helpful, any problems I had with the house were resolved either that day or the next! I had no problem with moving out, I simply followed their move-out instructions and my security deposit was returned to me. If you break something in a house you RENT, of course they will charge you to fix it!

HIGHLY Recommend! Great options and great service!‎

I have been so pleased with my rental home! I have referred several of my co-workers and they all have had a similar experience. They have lots of great options--I looked at a house, a townhome, and a duplex--all with great hardwood floors and central heat and air. My deck, the fenced yard, and the ceiling fans in each room really make the house I chose feel like home. I have called the office or a few small things and the office sent someone out the same day! Pretty funny some of the reviews I have read. Not my experience or my friends' at all. Must be someone that trashed the house when they left is the only thing that I can figure...Definitely recommend!

bad experience with Bob Schmitz

My experience with Bob Schmitz Properties was beyond awful. The house was completely inadequate. There was mold we couldn't get rid of from bathtub , there wasn't a real wall to cover up the door between the two apartment units, and the insulation in the house was awful so the utilities were outrageous. The neighborhood was very dangerous. Several times we heard what sounded like gunshots down the street and our neighbors across the street were arrested for illegal gun and drug posession. The neighbor who shared the apartment next to us was arrested for going crazy and shooting at an officer. Several days later, people came and tried to rob his apartment. The burglars could have easily broken through the Styrofoam to rob us. We were terrified and felt completely unsafe. Bob Schmitz refused to terminate the lease, saying there was absolutely nothing he could do. His exact words were "we cannot help you solve your own problem. The lease was already agreed upon before all these things happened." It was so obvious that all he cares about is making money. He said he would allow us to transfer the lease to one of his other properties, but he leased the apartment we were interested in even when he promised to hold it for us for 24 hrs to consider. That was the only one of his properties that looked decently safe. All this time, his staff was completely rude and insensitive. Everything was a living nightmare until we found another available apartment. We ended up paying both Bob Schmitz and the new apartment since he refuse to terminate the lease, even though there was only one month left on it. The new apartments we live in are considered luxury apartments, but the ironic thing is that it only cost $ 100 than Bob Schmitz's house after rent & utilities because his houses were so poorly insulated. When we got our security deposit back, Bob Schmitz Properties took out money for ridiculous "repairs" such as $25 for removing a poster from the wall and "removing" the mold that was already in the bathroom when we first moved in. In addition, he charged us electricity for showcasing the house after we had already moved out. Basically we were paying him to advertise the house without our knowledge or consent. They literally squeezed every penny out of us that they could. Bob Schmitz is a slumlord in the truest sense of the word: bad houses in bad locations
