Realtors Steer your clients away from this subdivision!

I have resided in this subdivision for Thirteen years, and have had no positive experiences relating to the Rock Ridge Homes Association. The subdivision is almost forty years old and several of the residences show the neglect and inattention. The residences that do have yards are maintained as expected, due to the fact that the majority of them belong to Homes Association Board Members or Officers and of course, they ensure THEIR yards are well maintained while the rest of the residents are not serviced or serviced as well. Neighbors are not very friendly, and neither are those individuals whom sit on the Board and or Officers of. In fact, last year resident(s) were assaulted with a laser pointing device by an unknown person inside the official address of the Homes Association. Some Board members think that they are above everyone else, and have allowed visitors of theirs to trespass at will on their neighbors property. It is because of this criminal activity that is permitted to occur, that I no longer feel safe in this subdivision. The Homes Association dues are $60 monthly, which covers lawn maintenance (for those that HAVE lawns), does NOT cover pest control, tree removal (Yes, $12,000 dollars of tree removal in 2017), and gutter cleaning (which is done at inappropriate times of the year and not done very well). The Homes Association does not offer any other amenities. The neighborhood does have a small park, but it is anything but private and is not maintained. Anyone that thinks that this is great for children to play outside in, think again. This neighborhood lays within the shadow of the Deffenbaugh dump which is just across the river. When the wind picks up, you will be inundated with dump dust, smell, and sometimes flying debris. If there is a question to my opinions validity, please check Google maps, just scroll to the South or type in Deffenbaugh Dump in Shawnee, KS. Then compare distances to Rock Ridge Subdivision in Edwardsville, KS. You will see that I have not led you astray. In conclusion, for more negatives about this "community" check out the Facbook page titled "Stay Away From Rock Ridge Homes Subdivision. Realtors, do your clients a solid service and point them away from this abysmal neighborhood!

Fantastic Neighborhood with Fantastic Neighbors

I am well into my second decade of living in the Rock Ridge neighborhood. The neighborhood is almost forty years old and you would never know it. Residents maintain their homes and their yards and keep their property clean and tidy. In fact, many neighbors take pride in their yards and have created beautiful outdoor spaces-- there are back to back beautifully landscaped yards directly across from my front window. Neighbors are friendly and will stop and talk with you. In fact, great neighbors are one of the shining stars of Rock Ridge!!!! People look out for each other, help each other, and are very kind. I feel safe in Rock Ridge. The HOA dues are only $60 monthly, which covers lawn maintenance, pest control, tree removal, gutter cleaning, AND painting every six years. You can't find that in another town home community for that price! The neighborhood does have a private and quaint little park for those who have children. Best of all, the neighborhood is off of 435 by just over one mile which makes a quick commute to anywhere in the KC area. For a low-maintenance, affordable, 3-bedroom, 2-bath home, Rock Ridge is a convenient and great place to live!

Terrible HOA

There are not enough words to describe how pathetic and corrupt this home owners association is. They make up rules that are not in the HOA bylaws. They do not do anything besides hire inferior lawn companies to mow your grass once a month. They do a poor job of it too. This would be a great example of how not to run an HOA. There is no transparency and there is not an auditor/accountant that tracks funds so your money is probably going into the pockets of everyone on the board since nothing is ever done to better the Homes or common areas.

Inadequately Managed Homes Association

The Rock Ridge Homes Association is a poorly managed organization and is operated by an incompetent committee.

The yearly association dues are $720.00 for which residents pay for lawn service including tree trimming and removal, exterior paint every five years, and insurance.

No amenities are included for residents usage. Some residents do not have yards that can be mowed, or serviced and as such the Association does not and refuses to prorate these residents dues.

The Association Board of Directors and Officers do not have a fidelity bond in place for anyone that handles association funds, and as a result of that and refusal to provide an accurate accounting by an outside firm some residents believe that embezzlement, fraud, or theft are occurring with residents dues by member(s) of the Association management.

The Association Board of Directors, and Officers are REQUIRED by Bylaw to conduct necessary "surveillance" of the project, however regularly fail to execute this endeavor related to the holding of their position.

In addition to this, the Board Members have been in violation of a Bylaw (that they claim exists, however can not be located within the Bylaws and is now perceived to be fabrication) pertaining to trash cans being left outside since October 2017.

When communicated to them that they are in violation, they do not respond with return communication.

In the many years that I have been a resident here, I have made a multitude of written communications to the Association Board and Officers. I have received three letters in response.

Three letters, in thirteen years is unacceptable and shows the lack of integrity that is comprised of these committee members.

In conclusion, I have created a Facebook page dedicated to providing a public service message detailing the many failures of the Rock Ridge Homes Association as well as information for the visitors.
