I own a rental property in downtown Fayetteville, and until recently, it hasn't EVER been vacant between tenants for more than two months at a time.
My property has been vacant for five months now, and on the market for 6. I've been assigned FIVE different property managers this year alone. FIVE managers in 8 months! I think it's safe to say that's the primary reason I've lost $5400 this year while Pennink and Huff has "managed" my vacant property. I also think it has to do with the fact that my listing disappeared from Zillow and Trulia this summer and they took months to correct it.
Furthermore, the ad copy they post on their website and in the MLS listing is often incorrect (e.g age of the building, incorrect square footage, incorrect amount of bedrooms) and lacking selling points (e.g. exclusive access to gym, jetted tub, double vanity, etc.).
I don't even know when the last time one of their managers was even in my property to inspect it, when the last time anybody showed it to a prospective tenant, or what constitutes a "move-out" inspection by your managers. When my new property manager was in my unit recently, she discovered the laundry room closet door was off the track and leaning up against the wall, and there was a nice moldy stain from a leak in the ceiling above my shower. I can't imagine how an agent either showing my place or inspecting the unit could have missed these deficiencies, unless of course nobody has been in the unit since it was re-painted in April.
You might also notice many of the poor reviews citing lack of communication with managers, and I concur with those assessments. I was told that I should further lower my rent in order to get a tenant in the unit (costing me more money), but I think if I found a property manager that displayed some amount of professionalism, hard work, and hustle (essentially what I pay them for), my property wouldn't have been vacant for most of this year.

Provided by YP.comThe worst possible Place to go if you are looking to rent out your home. We had this Property manager for almost 2 years and it was a pain trying to get them to call you back or do follow ups with you. Every time I tried to call someone was at lunch and when I left a message I never got a response back. Then after waiting two days to get a response back I would email and once again call.
When your in the military and you live several states over this company does nothing to help assist you. Luckily for us we just contacted the people who rented our home and just had them call us when they needed something as we both could not rely on them.
My wife and I finally decided to sale our home due to Pennink and Huff. We thought about going with another property manager in the Fort Bragg area but from what we saw they are all bad.
Best of luck to you if you do decide to go with them. Be ready to make lots of phone calls and emails.

Provided by YP.comI wish I could give zero stars. Our experience with this company was horrible! Communication from the ever-changing account manager to us was extremely slow. They disregarded maintenance requests from our current tenant for three months--we only found out because the tenant reached out to us directly. The property sat empty and unadvertised for two months until I inquired why we couldn't find the listing on the web. Issues too numerous to mention. They still owe me a refund of management fees. Fired! Definitely avoid.

Provided by YPmobileHorrific property management company for owners and tenants. As an owner, I am sickened by what they deem "rentable", no standards for how a property should be presented. Had several potential tenants complain to me that the staff was rude and demeaning to them. Terminated any further business with them. Beware.

Provided by YP.comOne of the worst experiences I've had in dealing with a local business. And this is coming from a LANDLORD who used their services to manage a property in Fayetteville. For the last three or so years I have used them to manage this property. Bottom line up front: I would NOT recommend them to anyone. It's been a small headache for the full three years - in between dealing with multiple different property managers, asking for information and not receiving it, and having to deal with contractors myself instead of the management company doing it. So in a recent e-mail to them I expressed my concerns and asked if it was possible to terminate our business partnership early. This is just a small excerpt I received back from a Mr. Chet Oehme, the broker-in-charge:
"I have reviewed the complete file and do not find any errors made by my property managers. Property managers move on because of troublesome tenants and persistent landlords that constantly complain. I fully support any property managers in acquiring a better job. In addition, we always have problems when a landlord communicates with the tenant."
Maybe it's just me, but it seemed rather inappropriate and childish, especially from someone who's signature block still says 'Col, USAF, Ret'. Needless to say, we will no longer be doing business with them. My recommendation? Stay away from Pennink & Huff.

Owners have to go through P & H to get repairs on the exterior of buildings etc. This is essentially paid for in advance through HOA dues and assessments. Frankly, P & H is a royal pain in backside to deal with. When their phone numbers actually work, calls frequently go unreturned, they don't follow up with you like they say they will, and it usually takes 5 calls plus to get even something simple done. At that point more often than not it still isn't done right (I have lots of photos) and the process starts over, rinse, lather, repeat. I'm sick of it and wish the association would fire them. The worst is "Chet" who handles the association account. A complete waste of time to deal with. More often than not fails to return calls, and when he does can't be bothered to actually listen to what he is being told so he screws up giving the information to the contractors who will actually do the work. I guess this is fine with "Chet" because, based on my experience, he makes no effort to supervise the contractors or check the quality of their work anyway. Hey, it's not his money. "Chet" is probably half the problem all by himself, but in general I would still give the agency an F. If they fire Chet I would upgrade it to a highly conditional D+. In short, avoid this place like the plague. The only thing I can think of at the moment worse than this company at large (other than maybe Cholera) is Chet. My advice to them: FIRE CHET and don't replace him with anyone remotely like him, this would be a huge step in the right direction. Update: As of 6/1/14 I am told Chet and Pennink and Huff are no longer going to be handling the association account in question. That is fantastic news.

Provided by YP.comDO NOT RENT FROM THIS COMPANY!!!!!! 0 STARS! (Name not included) is so negligent it makes me sick. She managed the property we lived at from July 2012-July 2013. On August 26th, my fridge started pooling. I contacted her and she sent a repairman a couple of days later. The repairman pulled the fridge from the wall and noticed the drip hose wasn't even in the pan and the pan didn't even fit the fridge that THEY INSTALLED. The fridge was plugged in when we moved in so who knows how long it had been leaking onto the floor and against the baseboards. Well...the water ate away at the adhesive and the vinyl floor ripped when the repairman pulled out the fridge. I sent an email on September 2nd making her aware of the damage caused by their half-assed installation and the repairman (he was only doing his job). She NEVER EVER got back to me. A close friend and prop mgr at Pennink and Huff told me that Linda (and the company) are famous for these things. ....that if Linda had responded to my email about the damage it would have been an admission of guilt. Anyway...I'm stuck paying for replacing the flooring when it should be completely on her. I'm hoping she has a few complaints alrealy piled up at the NC Board of Realtors and that my complaint will be her last strike. Fingers crossed. DO NOT TO BUSINESS WITH THIS COMPANY!! They are garbage. Good luck if you're already bound to them, and kiss your deposit and all fairness good-bye, Negligent, negligent, negligent.

Provided by YP.comI would not rent from this business, I went through three different property managers, and this year they found a reason to charge me half for every repair telling me it was my fault (which if it was all my fault why are they only charging me half????) never giving me any proof that I asked for, hanging the phone up on me, when I was only asking valid questions, and then telling me I could put in a thirty day notice after living there for over 5 years. I moved, decided all the stress and headache they were giving me was not worth keeping my deposit because I'm sure they would have found a reason to keep it anyway. Now I am happy living in a new better house / gated neighborhood. Stay away from this place, they are only bad news, and rude to people that they should be offering services too, because that is what tenants pay for!

Provided by YP.comWe rented through P&H for 13 months and had a wonderful experience. Our property manager was amazing and handled everything so quickly and professionally, but also the way a mother would quickly take care of her children. :)
We had a couple of appliance repairs that needed to happen during our stay, and they worked out quickly and effortlessly.
We honestly had a great experience living in Fayetteville and we loved the house we were in. We tried hard to be good tenants and take care of things the way we would if we owned the house. We took great care to clean the house and are pleased that the house inspection went so flawlessly. And we were treated honestly!

We just got our deposit check and are pleased that we received our full deposit! That has not always been our experience with other rental companies...unfortunately, some places use the deposit as a bonus and nit-pick at anything and everything.
We are so pleased! I have nothing but GOOD to say about our experience.
I had read all of their crummy reviews and felt nervous when we were moving out. I vowed that if it went well, I would add my positive review! :) It's easy to complain about bad experiences, but not many take the time to let people know when something went exceptionally! :)

Provided by YP.comAs an owner I am fairly disappointed with their work. Contacting them and getting things done is never easy and always frustrating. They took months to get my place rented. Mind you it was in a good neighborhood, a great looking house, and no restrictions on pets, and i get the person who got the paper work signed a 300 dollar bonus. I should have done my due diligence. I was led to them by their Caldwell banker bros . Always a kickback for referrals... Any way.. Save yourself a head ache and find someone else to manage your real estate.
Oh and they tried to steel half a months rent from me by claiming I approved half a months free rent.(No idea what gave them that idea, but never even discussed it. No writing, No phone calls) these guys basically do what ever they want to who ever they want. Not at all surprised by their lack luster reviews on this site.

Provided by YP.comMy husband and I moved in and were very impressed with the professionalism and fast service that the company provided at first. In our initial move in we were given an inspection checklist and were told to fill out and list the conditions of the apt to where we were about to move in. So that is exactly what we did. We had no complaints until it came time to move out. We had a hard time getting in contact with the office to schedule our final walk thru and turn in our notice so that extended us one more month to pay which we had not planned on. Then they gave my husband a cleaning checklist of all the areas that would be inspected and even recommended a cleaning service for $300. (Our deposit was $650.00). If the leasing office found any faults the cleaning service would have to take care of it. So we decided to play it safe since we were leaving the area. Then we waited on our deposit which we were pretty certain to be getting back 100% since the apt was left imaculate and in way better conditions than we found it. But as it turns out P&H didn't agree. They gave us back less than half of our deposit claiming that the walls and carpet were freshly shampooed and painted during our move in. THIS WAS NOT THE CASE and I have pictures to prove it. The carpet was full of stains, the walls were marked and still had nails and holes from prior tenants, all this captured on camera! Wouldn't recommend leasing with them!! Still working on justice.

Provided by YP.comPlease avoid these people. The place we moved in to needed a paint job bad. The carpet was dirty and they told us it had been carpet cleaned (like I don't know when a carpet has been cleaned or not). They are sluggish to respond to serious maintenanace requests if they even respond at all. It's the ultimate feeling of "Pennink don't give a crap about you". If you want to feel that way, then rent from these people. They will even hide in their offices when you come by to work out a problem. The receptionist says that they are not in the office right now. A new yet higher level of scum on the planet, just what we all need.

Provided by YP.comP & H is awful!! I had my front door kicked in and my TV and cash stolen in BROAD daylight. They DID NOT fix my door the same day. The guy came and screwed the same piece of wood into my door and left it that way indefinitely!! P & H REFUSED to let me out of my lease after me and BOTH my neighbors were burglarized. They told me that my front door being kicked in was not considered unsafe and "not a reason to break my lease". I live alone and am a single mother. When the officer came to my apartment he said he could tell that my door had been kicked in previously and badly repaired. Nothing but a strip of wood was holding my lock in!! these people are a bunch of criminals. DO NOT LEASE FROM THESE PEOPLE!! Especially dealing with Carolyn!! She's a very stereotypical black lady. Nasty attitude, neck rolling, and self-serving.

Provided by YP.comOn 3 Dec, 2010 I purchased two money orders at a Citgo gas station on Yadkin Rd. The money orders were $500 & $395 that equals the sum of the rent of $895. I filled out the money orders in the parking lot & then continued down Yadkin Rd to Pennink & Huff. I gave the receptionist a envelope containing both money orders, she gave me a receipt, that I did not look at I just folded it & put it in a folder in my vehicle. A few days past then a letter came in the mail stating I only paid $395 on the rent, I was outraged & called them the next day & told them that I had paid & I had the money order receipts & the receipt from the receptionist. I went to my vehicle to retreive the receipt & realized she gave me a receipt saying that I only paid $395. She clearly trashed the $500 money order because I called Western Union & it wasnt cashed. Now I have to cough up another $500 because its take forever for the stop payment on the lost money order & get another to replace it.....So if you are paying with a money order make sure the receipt says the amont you paid. Its apparrent the receptionist needs to pay more attention to detail instead of texting on her phone

Provided by YP.comUpon renting a property with this company, I felt they would be A good company to work with, was I ever wrong. We lived in a house for 10 months before my husband got deployed to afghanistan. When we moved in the place was a mess. We fixed minor things ourselves, but when it came to the larger stuff that had to rely on miantence, the majority of it was never done. There was bullet holes left in our windows the entire time we lived there, even after we asked them to be fixed. Our second shower never worked, never got fixed, half the outlets throughout the house were not working and never got fixed. When we got the inspection done, We were blamed for problems with the house that previously exisited before we moved in. Do yourself a favor and do not even look at any houses this company has to offer they will not serve you well at all. I wish I had never rented from them.

Provided by YP.comThey managed my property for seven years and the tenants never did any yard maintenance. My yard looked like a jungle. The house had vines growing over it and lots of shingles missing. Had they gone out to perform inspections like they were supposed to this would never have happened. They had squirrels living in the attic and broken windows covered with plastic.
Bottomline if you hate your house let them manage it. If you like your house stay away.
