This landlord does close to nothing to maintain his properties, what he does do is less then mediocre. Unless you document everything to the T before moving in, don't plan on getting any of your deposit back. He will charge you for everything once you move out even down to the blinds, and the replacement of things that do not need replacing. When done, you will end up owing him 3 times more then the deposit that he kept from you. This is slumlordity at its worst.
