I have moved numerous times throughout my life. By far Park Pacific in Fountain Valley is the worse place I have ever lived, this is why:

-the rent goes up if you renew your contract

-they look in your patio and see what you have and if it doesn't please them they send you notices threatening to evict you if you don't meet their standards

-you cannot play with any type of ball in the courtyard, even kids' squishie balls

- they're " 24 hour emergancy maintenance" goes home at 5 'o clock and lives 2 hours away, so if their was something wrong you need to wait until they get to you, and if it isn't urgent enough to their standards they try to persuade you to wait for the next day

- when you notify them of a property malfunction they take several phone calls and several months to contact you and when they do come they take several more days to come back to fix your problem

-when they try to find reasons to evict you they will say the contract says something different (so save ALL your contracts)

-they create a very hostile living environment

-the pool maintance isn't up to date, jacuzzi doesn't work properly

-you get absolutely no cell phone connection inside the apartment, you have to stand outside to talk on your cell phone

- the paint job looks nice, but after moving in you notice the paint peels and smuges easily and it is hard to clean anything off of it

-plumbing is horrible the shower and kitchen sink leaks

-walls are thin, you can hear everything you neighbor does, literally

- you have no choice but to get Time Warner as a service as your provider for internet and cable, if you're lucky enough to be the few individuals who lives in the apartments that is able to receive satellite or direct tv signal you are lucky BUT you have to put down a security deposit of $300 in order for the disk to be installed on your property

-if you wish to break your year lease before the year is over, they keep your entire security deposit and you would have to pay $1475 for each month you have been living there

- this list can go on and on

If there was an option to rate this property less than 0, I would

--- rent at your own comfort
