My husband and I have lived at one of their Evanston properties for 5 1/2 years. Awesome location! Close to restaurants, shopping and the Davis Street Metra/CTA stop. The management company is family owned and they have been very responsive to our needs. They have been great to work with! Highly recommended.

Having just joined the Nimrod Realty clientele list, I feel it is important to mention that this is one of the best management companies out there. Nimrod Realty manages around 100-120 different properties and I know our property has 4 buildings and then several units within each building, and many units have several people residing there so who even knows how many different individuals Nimrod Realty deals with on a day to day basis. I have never had a problem with getting answers to my questions. I have never felt any of my questions were unimportant to our property manager nor have I ever felt ignored. It is not often that a property management company is so personal and genuinely caring and I thought the public should know this about Nimrod Realty.

While researching property management companies,we initially hired Nimrod Realty. The company seems to be a great choice and most, if not all, of our home owners get along well with our property manager. In fact, each and every home owner gets thier questions answered in a timely manner, any construction or maintance is taken care of promptly, as Nimrod Realty comes with the luxury of partnering with Nimrod Maintance and Construction, and because Nimrod Realty is a family owned company, their atmosphere radiates amiability.
In all the years that Nimrod Realty has managed our buildings, the worst comment I have ever heard made is about a homeowner receiving a paper statement after she opted-out of paper statements and opted-in for electronic statements. And rest assured this mistake was corrected within about 30 minutes.
I love Nimrod Realty and I advise everybody to hire them.

This is the WORST Management Co. Our rep never answers the phone and only returns calls after MANY messages. The "Emergency" contact person will only email the same idiot you are leaving messages for, so there is no emergency contact.



Examples:

1. They were suppose to snake our main sewer line at least twice a year and didn't. When my toilet overflowed due to their neglect, they made me hire a plumber, even though we have a contract with construction company for repairs! And guess who the repair company is....Nimrod Maintenance and Construction Co.!!!! Talk about negotiating both sides of the deal, they take $30,000 a year for management fees and subcontract with themselves for maintenance!



2. The main water shutoff value for the entire house will not shut the water off. I first told our Association President, who is in name only and never does anything except watch for things to fine you over. Then, I called the Village and since we have Nimrod, they must contact the Village to shut the water off so we can fix it. When my rep. finally called back after 3 messages and an email and MANY days, she refuses to listen to my problem, cutting me off every time I opened my mouth and tells me she called the president for an explanation of the problem even though it's my issue. She tells me the exact opposite of what the city says! I need to hire a plumber and he will contact the Village should he need to cut the water off. When I finally had had enough of her cutting me off, I interrupted her and told her she needed to listen to me, she hung up on me.

I am considering a lawsuit for the glaring conflict of interest. Best part is I'm an attorney!



This is a terrible Company, and I never waste time writing reviews, but I had to warn the unsuspecting public.
