Bottom line up front: Outstanding. We stayed 3 nights 18-20 Sept 2010 , during the Grapevine wine fest. Bed - not too soft or too hard - just right. Thankfully the airconditioning was at a low setting throughout as it was uncomfortably hot and humid outdoors - the air conditing and the overhead fans were just the ticket. The room was spacious as was the bathroom and closet. Chocolate truffels and complimentary sodas and bottled water in the room refigerator were a nice touch. The breakfasts were first rate - coffee, juice, fresh fruit, bacon cooked just right, kiesh, eggs and biscuits like my aunt Peal use to make. Quiet except for the music from the winefest bands which ended by midnight. Speaking of winefest - this B&B is only a few steps away from it so very convenient to the winefest, the main street and other local wineries.. TV plenty of channels. Fresh towels each day. Parking in the rear nice and the garden in the rear is something to see. Only recommended improvement would be to the showerhead - it should be improved to spray a wider area and a hand held shower hose/head added. Plenty of hot water. Lighting in the bathroom good. Breakfast was at 9 AM sharp and that was for us a perfect time.
