Provided by YP.comI have been renting from Woody's for about 3 months now and have nothing but good to say about them. Sergio has been extremely responsive and prompt to maintenance requests and the two lady's in the office have always been polite and quick to help me with whatever it was I needed.

Provided by YP.comStay away! Horrible landlords. Lots of broken stuff that you don't notice when you move in. Contract is written so you'll NEVER get your whole security back. Never had any good experiences with them.

Provided by YPmobileThis place is the worst place I've ever been in. Stuff was broken they never fixed.Stuff got broken they never fixed. We were left notes saying we haven't paid rent,and we had to go show proof. Once the left a not on my door, and said we owed rent plus late fees. I had to go to the office with receipts, and it turned out that our rent money was put on our neighbors apt. WTH?! Never go here,you will regret it!!!

They are NOT a dependable. IF YOU DOOOO move in, DOCUMENT! DOCUMENT! DOCUMENT! DOCUMENT! Pictures should be taken upon moving in and out of premises. If you HAVE to lease with them, BE PREPARED AND ORGANIZED with any and all complaints. These are things my roomies and I learned the hard way. I would like anybody who leases with them to know what they are getting into prior to renting. ABSOLUTELY document everything. From what I've read and from my experience, the house we rented was hazardous on many levels. The "NEWLY renovated basement" was a fire hazard. One of the outlets caught fire because of shotty electrical work. One of the rooms was flooded by the dishwasher/sink above. Then, we discovered that underneath the popcorn ceiling was a mold infestation, indicating that the problem was such prior to moving in and they failed to mention it to us, or fix it when we began leasing the house. When trying to resolve the issue, they blamed our piled up dishes, and fixed NOTHING. Please, just document all issues you have with them, or lease from a more reliable company to avoid these specific issues. They might be convenient price wise, but you might as well give a fond farewell to your deposit if you do not keep documentation of the condition of the house. When my daughter moved into the rental house, it had been surfaced cleaned - not deep cleaned - and there were still multiple items that needed to be repaired - a two page list such as light fixtures not working, holes in door from the previous tenants, the front door didn't lock, etc. Woody does not return calls or handle repairs in a timely manner. They don't put any money back into their properties so the students who rent from them live in awful conditions. The oven barely worked and only half the burners on the stove worked and they wouldn't replace/repair it all year. There are about six different non matching carpets in this house and the girls really couldn't walk around barefoot because the carpet was so nasty. The carpet in the entry was completely worn through and we were told they would replace it but they didn't. My husband had to call multiple times for any repairs because they kept ignoring my daughter and her roommates when they called. Beware - they have some interesting customized terms built into their leases, like the students won't get their security deposit back for 60 days instead of the traditional 30, even though they rented the house out from under my daughter and her roommates (new tenants were moving in as my daughter was moving out without cleaning or anything in between). They own so many rentals in Greeley around the college that they can take advantage of these students because it's hard to find rentals that Woody isn't involved in.

Provided by YP.comAbsolutely WORST living situation possible. ALL OF THEIR HOUSES ARE DISGUSTING AND NOT TAKEN CARE OF. Be prepared for nasty carpets, cobwebs, leaks among the other problems you will encounter. They will get every penny they can from you. You'll be lucky to get your deposit back and NOT have hundreds or thousands of dollars in "damages" which were there before move in and not your fault. Many other people who have rented through them have had to take them to small court claims to get their money back. They do not care about you as tenants, they do no clean before or after you move in, they don't care about the quality of the house or repairs needed. We waited three months for a broken window to be fixed (which was broken when we viewed the house earlier that year, assuming it would be fixed by the time we moved in). Unprofessional, nickle and diming SOB's. Find other renters in Greeley such as Big Bear, Tanager or any privately owned one. You have been warned.

Do not make the same mistake my roommates and I made. DO NOT RENT WITH WOODY. We have a 7 bedroom house that we each pay around $250 a month for. That sounds awesome, and is pretty cheap - which is exactly why we moved in.
The house is unbelievably run down. Somehow when we moved in everything was working just fine. About a week and a half after moving in everything started breaking down and causing problems. For example: pipes leak, the garbage disposal doesn't work, the drains get backed up and whenever we run the dishwasher the sink gets overflowed with backed up water. The plumbing in the whole house is horrible. Our downstairs bathroom only gets ice cold water in the shower and the toilet goes in and out of working. Our front door doesn't close all the way which causes cold air and snow to come in through the cracks. There are numerous things I could go on and on about, but I'll spare you and get to the point.
Every month we get a letter in the mail stating one of us didn't pay their portion of rent for the previous month. Every time we get one of these letters we have to go down to the office and tell them that they are wrong. We always bring our receipts to prove that we paid. It's a little ridiculous that this happens EVERY MONTH.
In a couple of days they will be "showing" the house, which means they can walk into our house 12pm - 7pm at any time from January until our lease is up (in May). They are not required to give us warning, so all of our privacy is out the window.
If you don't believe what I have to say, do a little bit more research and you'll find not one positive review!

Provided by YPmobileThe only reason they get one star is because zero is not an option. If you want a landlord who will lie to you, come into your house unannounced, surprise you with fake charges, take weeks, months (or most of the time never) to fix anything, then woody investments is the company for you! If you want to lose every penny of your $2,000 deposit while also getting charged an extra $500 in "damages" and $500 in extra rent and late fees, then go ahead sign a lease with them! Just make sure if you live with them you save every receipt for rent (they will try and tell you later on that some check you wrote a year ago was for $200 less than what it really was), you document EVERY SINGLE conversation you EVER have with ANY staff member (they will deny just about everything they tell you so make sure you get it in writing) and take a video walk through when you move in (they don't go through the house with you but will tell you ALL the "missing" things when you move out). Or you could just take your money to a company who cares about their tenants, runs their business like reliable ADULTS, won't come into your house unannounced and is actually friendly to you.

The property was not maintained to the standards this Group advertises. Repairs were not facilitated in a timely manner or the staff "professional". They are renting to primarely college students looking for "cheaper" units. So this is what you get. Issues were not handeled properly and they will not return phone calls for assistance promptly. There are plenty of other well maintained and low cost units out there.
