Provided by YP.comHORRIBLE customer service ! They will scam you and try to get every dollar they can out of you ! Very unprofessional ! They word things so strategically in order to scam you . They are all about a dollar they do not care about the well being of the tenant. I tired in a 30 day notice on the 1st of the month as my lease is up the 31st. They told me I would be responsible for June due to it's supposed to be turned in the 1st of the month prior to your move out date. That is insane that would be classified as a 60 day notice not a 30 day notice . PLEASE STAY FAR AWAY FROM THIS COMPANY. They are horrible people they will steal from you .

Provided by YP.comBEWARE, this company will take advantage of tenants. They will nickel and dime you for preexists damages. When confronted with proof (pictures and lease inventory condition form) they will say “well we are only human and sometimes we make mistakes”. This company should be banned for military members, they are very unethical. They will take advantage of military members because most PCS and really can’t fight the process during a cross country move. I have lived in over ten different homes and never been charged once until this company for damages and filth that was there prior to my move in.

Provided by YP.comThey really don't deserve a whole star, I've only been here only been a month today and I shrudder at the thought of something worse happening.
So much has happened I can only pray the worse has passed.
Latest was bathrooms being flooded with sewage when we tried to do laundry two week in a row!!!
Absolute worse experience I've had, they are discourteous do not return calls and the more ppl in the area I talk to the more horror stories I hear yet here there's a list of great ratings, maybe I stepped into the twilight-zone.

My family and I have been taken advantage of during this whole process.
In the beginning, Tania made it seem like a dream. It was an easy process to rent with this company and they worked with my family.
Then the problems started happening.
We called numerous times to have things fixed within the house that were never resolved, and upon move out we were charged for these things.
It has come to my attention that many of this businesses tenants are treated the same exact way and upon move out are charged ridiculous fees for things already listed on the Move In Form.
My wife filled out ours and she detailed it down to minute details. However, our 1,000 security deposit has been taken and we are being charged with 500 dollars more on top of that.
This company is very crooked and disgusts me.
Renter Beware.

Provided by YP.comI look forward to seeing the decline of this company. We just rented from them this past year. We got a bill instead of our 1500 deposit in the mail yesterday. They made up the most outrageous fees to justify that not only were they gonna keep our deposit but we owed them money! $7.50 to remove a tiny swag hook in bathroom. Mismatched bulbs (some clear some frosted) that was already there. Cracked tiles that we documented and took pictures of when we moved in. They charged us a fee for not keeping utilities on past our lease agreement so they could hire their fake contractors to come pretend to fix stuff. Looks like we will be taking legal action. Citizens of Texas, please tell your friends and family to avoid this company at all costs. This is the first bad review I have ever wrote about a company. But I couldn't be silent, it doesn't matter if your a good tenant. You will be robbed and billed guaranteed.

DO NOT RENT FROM THIS COMPANY! They will squeeze every penny from you. They know they can because many of their renters are military and will be out of the area by the time they send you what is left of the security deposit, if any.
They noted on our move-out form that, "Overall, renters took VERY good care of the property," yet they still 'found' over $500 worth of fees. This included charging us for THEIR move-out pictures and and the postage for sending us the pictures. Even though we filled out very detailed notes on our move-in inspection and took hundreds of pictures, they found things to charge us with. This included a re-inspection fee and cleaning fee, regardless that I cleaned the house from top to bottom before we left (Even though in the lease it stated that they will charge for cleaning if necessary, it is so vague that I guess they will just charge you regardless). I might as well have not even cleaned the place and saved my effort, because I would have been charged anyways.
Every renter also has to PAY to have the carpets cleaned, property sprayed for pests, and yard cared for before moving out. We even changed the filter for the AC unit, left a couple new ones for the next owner (with receipt), and left the dirty one out for the inspector to see (as stated in the move-out contract), and they still charged us to replace it. This company sure knows how to burn bridges and I will never rent or recommend them again.

WE LEFT OUR HOUSE BETTER THEN WHEN WE GOT IT BUT YET HERE WE ARE 30 DAYS LATER STILL WAITING FOR OUR BILL BECAUSE KNOWING THESE PEOPLE WE WILL NOT HAVE ANY OF OUR 1300 DOLLAR DEPOSIT RETURNED. EVEN GOT LIED TO SAYING OUR CLEANING LADY WE HIRED (WHO IS GUARANTEED) THAT HER PHONE WAS DISCONNECTED. WHICH IS A LIE BECAUSE I CALLED HER MYSELF. You are not fooling anyone colonial. I know you've already been blacklisted from fort hood twice. Also how can you be that rude to people? IF YOU HATE YOUR JOB, QUIT. You people put the biggest burden on familis it's sad. So obviously the ones that I do see on here have to be credited to, FAKE REVIEW MONDAY! I as a past renter can explain to you just what to expect from this company. First you will be interested in a house; OH forgot to say, “Shame on me for not asking housing or looking at reviews prior”. But back, you will be treated fairly till you put that signature on the lease. Then it all begins, so if you take that road start the Colonel Theft fund, yes theft fund whatever you write on your walkthrough inspection you will be charged for. Think about it, smart they don’t need to hire an inspector you told them what is wrong. See the market they are in is to ROB Soldiers, they will PCS and then get some outrageous charge when they are paying for what they had on the inspection sheet.

Provided by YPmobileTo say this company is shady, underhanded, and thieves Is a gross understatement. I recently moved out of a house I was renting for 5 yes 5 years. I was a good tenent, paid my rent on time every month, if something needed fixing I was right there with a work order request. Now for the most part, I didn't have any major problems with them. Other than the unprofessional rude people who work there. Until..... I decided to move out. That's when sh@t hit the fan. Now the day of my move out the house was cleaner than it was when I moved in. Yet they sent me bills for outrageous charges. I cannot believe they are even still in business. I could go on and on but please, if you read these reviews take them for what they are.... THE TRUTH! Do not rent from them cause you will be sorry you did!

Provided by YPmobileTonja is the best thing happening in that place. I'm unhappy with my decision to rent the home I'm in now, only because all the fees an waivers they have laid on too of the rent. I called and call an filled out 2 work orders it took 4 weeks to get someone to come out! I'll be moving out exactly when 1 year lease is up. I don't expect to get my deposit back because I have since done my research an now know iam dealing with crooked money hungry savages! As I stated before Tonja the young lady I worked with is by far the reason I signed that lease she was courteous, friendly, mindful, aware and did her job with cheer an up to my satisfaction. But, hell no I wouldn't recommend these crooks to a homeless bald headed monkey living in a shoe. I hate when a company is more concerned with money vs quality of customer service an care. Little do they know you get more when you take less. You would get more recommendation which would lead to money trail. Therefore I won't rate 5 stars. I only give 3 stars for TONJA. ..NOT THE ACTUAL COMPANY ITSELF!

Provided by YP.comInitially, we had a very pleasant experience with Colonial leading up to what I am about to explain next. When the time came around and my husband and I started the process to rent a home,(we're coming from out of state by the way) things began to get VERY shady. Let me first say that, the only reason Colonial is getting 2 stars right now is because of the diamond in the rough. (Tonja) She is excellent and bent over backwards to do everything she possibly could to help. Otherwise, they would get NO stars. The other staff appear to be very nice until they have your money. Be very careful. When they told us the house was move in ready and we paid the deposit, we learned that the house was NOT move in ready. I won't go into great detail, just know that we were lied to more than once and when we let them know the list of things wrong with the property, the "property inspector" said that she inspected it and it "should be ready". I informed them that we wanted another property or our money back and they said they could not do either AND it would not be fair to take money from one owner and give it to another. Plus payments had already gone through which was not true either and I did verify with my bank. Clearly, the house was NOT move in ready. We unfortunately are stuck with them and as of right now, "the owner will be coming to inspect his property himself this weekend" and see what's going on and or determine if he should change the carpets and flooring. I will post another review a year from now about our experience as Tenants and provide you with an update. After all of this happened, I heard horror stories from other people AND the Military HAS blacklisted this Property Management Company and are not allowed to use them. I confirmed this with Jag myself. At this time, I would not recommend Colonial Property Management and Real Estate to anyone and strongly suggest you look elsewhere. To be continued.......

Provided by YP.comOff to a disappointing start with these people. Asked them for the height of the ceiling which they were not only unable to state but they've refused to get the information. If you don't have high reaching furniture this might not concern you, but I do. Now I'm leary of what else is in store ;(

We had a horrible experience from Colonial! We rented an apaertment from them for a year and they charged us for a stupid electric bill when we had our own serivce! When we moved out they tried getting us to pay $525 before moving out saying it was for the military waiver and that its always been the rules to pay that before the move out date" Even though it isnt ever mentioned in the contract they tried getting us to pay that, not to include being charged for the carpets to be shampooed and charged for an exterminator to spray whether we had bugs or not. Thankfully I had JAG on my side who went to them and argued for 4 hrs with them for charging me for things we didnt owe. They are complete rip offs and LOVE to screw over our military!!! I talked to a lady recently who rented a house from them and after reparing all the things in her house ALSO the carpet and after the inspector came to her house and saw how nice it was and told her she would get her deposit back, she was told by the

Provided by YP.comThey are very friendly when it's time to sign a contract. When your contract is over it goes completely down hill. They do anything they can to make sure they squeeze every last dollar out of your pocket... including the pockets of the many soldiers that rent from them. You have to give formal notice on THEIR FORM the day BEFORE the first (not on the first) of the last months rent. This is how they make sure they don't lose any money between renters. Try to avoid using them. They also make it almost impossible to use a military deposit waivers. They will let you use one but you have to give them $500 to get it back to clear post. BEWARE!!

Provided by YP.comStay away from this company. I really did not want to rent from them in the first place but they had the best house available at the time. Which by the was in horrible condition. The walls were not painted and the floors were damaged in the kitchen. When I moved out the house was looking better than I moved in. I replaced almost everything in that house and painted. Now I am getting a bill for $1612.00 and they are not telling me for what. It just says pay the $1612 by June 15 or my credit will be ruined. I wish I had known what I know now about this company. STAY AWAY FROM THEM!
