I have lived here for less than a year but I feel like this is a nice apartment to get started. I love that all my utilities are included. Its less hassle to just pay rent then worry about electric and gas bills. If you are looking for a cheap apartment in a decent location I think that riverplaza will work for you! Parking is a bit of an annoyance but it is not too bad except during street cleaning. I do not pay for the parking pass. That is a personal preference though.

more drugs than parking

River plaza is best suited for ppl who love weed and hate their car.heres the good news.cheap utilities.its all downhill from here.start your tour by parking on second street.on your walk here think abt the 3 shootings in three weeks that occured around you and enjoy cuz if you have a job,this is where u will be parking.mgmt doesnt enforce resident only parking rule so cars of non residents take up half the spaces.the building is loud and constantly smells.people throw garbage wherever and smoke in the stairwells.dont ever ever ever have important mail sent here espescially packages.if u get them at all they will be weeks or even months late.have a look at the mailroom and see all the mail spilling out all over the floor.enjoy creepy people by the doors smoking weed at nite.the key fob entry system is a joke as noone keeps the doors closed.a girl was severely beaten he tre by a guy who was let in the building.there are good,kind ppl here but u will mostly encounter ignorant ghetto trash and or creeps.

Abusive owners

The current owners of the property AKA Luxury Hotel are the third owner of the building in the last 3 years. The building has a history of heating and water outages and a strong odor of cigarettes in the hall ways and/ or rooms. The current owners also own property on the east side of Harrisburg (low income neighborhood). Immediately after possessing the property the owners notified the tenants they intended to change the ovens, refrigerators, and heating/cooling units. Within 2 months of ownership the landlord informed tenants they were eliminating studio and 1 bedroom apartments, replacing them with 2/3 bedroom. Tenants on the 1st and 2nd floor were offered the option of paying a 25 percent increase in rent (already 25 percent higher than market value) or they would have to vacate. Several tenants were on fixed incomes, (SSI, Disability) and were forced to vacate due to affordability. One tenant in particular was forced to vacate after a petition to appeal the vacate order (original lease was additional 6 months) was denied. The landlord notified child services to have the tenants children removed because the parent was informed they could finish out the remainder of the lease. American greed and materialism at its worst. Within 1 year they will be selling the property as previous owners had done. The owners should be sued for cruelty to humanity.

Stay Away

We lived here for 6 mouths.The

day we moved in after having a

mouth to get our apartment ready

we arrived to find it not.We made a time to pick up our keys and still had to wait 2 and half hours before our apartment was ready.



This place is just awful.The hallways smell,the elevators often don't work right,the pipes are old and the water is bad,good luck finding a parking space unless you cough up the extra cash to get a space in the gradage.



My mother had passed away and we

went out of town.It slipped my mind that the rent was due on the 5th and when we got home on the 7th they had already filed on us in court.The lady in the office was very rude saying well if don't pay on the 5th we file on the 6th.Give me a break.It was the frist time I was ever late with the rent.



We had to deal with firer alarms going off all day long,drilling at 8:30 in the morning right outside our apartment.I don't think I have ever had worse time at a place before.If your smart stay away your better off staying at Motel 6.
