PreQual Audit of each Loan Provides Forensic Audit of the Life of the Loan Mortgage Note, TIL & all Disclosures Submits Attorney Intro Letter with a signed 4506 Submits Cease & Desist Letter to Lender - borrower is to cease communication Tracks all Good Faith Payments - forwards letter with each proof of payment Assists clients with Loan details, i.e.: escrow, insurance, payments, etc Preparations of Loan Modification and/or any amendments made to the mortgage commitment Write & Articulate Hardship Letter - Borrowers sign Phone Conferences with the Lender regarding the Audit & Modification - Submit all Audit Requests Prepares & Submits "Qualified Written Request" Letter to Lender - Per RESPA Act Full DTI Work up - company provides a Financial Analyst to construct DTI work up - reconstruction of loan depends on the ratios Representation and review of new agreement set forth, prior to advisement of signature Provides explanation of all documents that are required to be signed & forwarded to lender for proposed agreement Demands Lender to recognize & correct any mistakes, errors & clauses, prior to new loan agreement accepted Handles all Negotiations with said analyst - late fees, consumer reporting, arrears, interest rate & principal balance reduction We are NOT a one stop shop – if we are offered a Deal that is not favorable to our client, I negotiate until we receive a more favorable work out plan – AT NO ADDITIONAL COSTS
