Provided by YP.comI will say that the apartment is in a nice area but as far as fair polices they have DROPPED THE BALL?? They are charging residents for things they shouldn't be charged. In their lease it states that the utility bill is supposed to deduct at least 25% if there is an installed landscape irrigation system. They have the system but is only deducting 5% from the bill. Another thing they were charging residents for prior to February is base fees.In the lease it states that they(Arbor on Richmond) will deduct for utility base charges .

Provided by YP.comDon't do it! Save your time and money and move somewhere else. Management here is rude and unprofessional. Maintenance does repairs when ever they get ready. The roaches here are very bad! I have complained constantly and it still continues to be an issue.

Provided by YP.comDON'T DO IT! I recently graduated from college and moved to houston due to a last minute job offer so I needed something quick and cheaper. At first glance the place was decent I was told I'd get brand new appliances and carpet in my apartment. WRONG! They lied to me. Upon moving in I noticed the dish washer was extremely outdated and looked as if it hadn't actually been ran in years it was filthy on the inside. Gross. The first night after I moved in I discovered the apartment was infested with roaches!!!!!! I almost had a panic attack because there were so many. I went to the office and complained and asked for a new apartment they refused. I told them the carpet was very stained and that I was promised new carpet. They acted like I was making it all up. The exterminator came twice in 2 weeks the roach problem got better but it never really went away. I've gone through 3 Refrigerators here because they're cheap and old. Liz told me the parking spaces were 20$ a month I declined having one, a week later they put a sign up advertising free covered parking. I went and asked for a spot they said it doesn't matter that the sign was up because I didn't see it before I moved in!!!! Are you kidding me! Wow talk about unprofessional. This was such a bad idea and I can't wait to move. The complex is just awful I really wish I spent a little bit more research and time looking at different places because this is honestly one of the worse decisions I've ever made. I am miserable here. And management is so rude and nasty to the tenants. Its unbelievable

Provided by YPmobileThis apartment complex is horrible.
May be a cheap option, but when Liz, the apartment manager/leasing agent, continues to speak with disrespect to tenants because these do happen to be cheaper apartments to rent, it doesn't make living here worth it.
Here is a list of issues with this place:
1. I live in a one bedroom by myself and the water bill is shared amongst the community. Most one bedrooms have an average of 4 to 5 people living in them, so my water bill is actually the same as when I lived in a three bedroom house with 4 people.
2. Almost everyone here has a dog and most of them let them run loose and defecate on the scarce patches of grass. There is more poop than grass.
3. The walls are super thin and people like to blast their music from the morning until night. The constant thumping of the bass is aggravating.
4. It is a gated complex, but the locals don't seem to care and they jump the fence often. Also, the gate is frequently left open.
5. ROACHES. As soon as I moved in, I found out that the place was infested with roaches. The exterminator came twice and it never fully got rid of the issue. I spent my own money to buy insecticide, bombs and roach bait. Was roach free, but it's a constant struggle when my neighbors live in filth and the units are attached. The caulking in the kitchen has creepy holes where the bugs would travel through.
6. The bathtubs are not refinished. They just simply paint over them. With regular use, the paint just peels away. I'm expecting them to try to hit me up for money to "refinish" the tub again. I dare them too try.
7. They are aware of and allow people to come in a solicit churros and whatever else. It's annoying having people come through and ring bells constantly through the parking lot.
8. Crime rate is high around here and I have people approach me to buy weed and pills frequently.
9. I usually have to park away from my apartment because this place is overrun with cars of people that aren't registered with the office.
10. Let me get back to Liz... I went late on my water bill and asked to pay it on the 20th instead of the 18th. A simple, "sorry, we can't allow that" would have been fine. However, Liz said to me, "what you need to do is find a TV and pawn it and pay us our money or you can hit up a friend or family member to get the money and YOU can pay them on the 20th." Really?! I was being nice during the conversation (which is definitely tempting to not be.)
So... This place is a good option if your only other option is to be homeless. I DO NOT recommend this place and will be staying away from ARI Property Management's other apartments.
