Horrible home builder to work with!! Does not honor anything which they agree to, even if they have signed for it in the contract. Essentially they breached the contract by not installing the correct kitchen countertops. They did not care about their own screw up one bit. I was basically told that if I didn't like it, then don't buy the house. Beware!! Everyone in this small company is dishonest. They never respond to any correspondence, including certified mail. I think the only way to get them to respond to anything is through a lawsuit. Also, they always subcontract out their work to the lowest bidder, without regard to quality of craftsmanship. Throughout the building process they changed construction managers four times, and I constantly caught them on things that needed to be corrected. If you are considering buying a home from them, PLEASE DON'T!! They only make a hard enough process worse by being unpleasant at every step of the way.



Below is my complaint to the Better Business Bureau (BBB):



Unique Development Group refuses to honor the one year warranty on a home built by them which I closed on in March 2014. They have proven to be extremely difficult to work with ever since the beginning of our dealings.



The first major issue involving this company was when they refused to honor a change order, which was signed by them and entered into the contract before closing on the home. The change order outlined granite kitchen countertops which were not installed. Instead the company mistakenly installed slate countertops, and when I brought it to their attention they refused to install the granite which was outlined in the contract.



In September of 2014 I requested repairs on a few deficiencies which I found in the home. Over the following month, I sent several emails and called several times, with no response from the company. It did not help that their phone messaging system was always full and I could never leave a message. Eventually, after contacting the company which they hired to administer the warranty terms (ACES Builder's Warranty), they finally responded 1 month later and the repairs were made in November. One specific repair involving repainting of the balcony flashing was completed unsatisfactorily.



In February of 2015, approximately 11 months after closing on the home, I had a professional inspection completed on the home. This inspection uncovered several deficiencies for which the company was responsible for repairing according to the warranty. I forwarded them a copy of the inspection report, and attempted calling to notify them of the situation. I also sent a copy of the inspection report via certified mail, which was signed for and accepted by their office prior to the 1 year mark after the date of closing. At no point did I ever receive any response from them concerning the deficiencies which need to be repaired. In June of 2015, I sent an email explaining my rights to take the matter to court. Still no response.



All correspondence was backed up by certified mail.
