John Cabarrus is one of the most competent real estate appraisers I've ever met in my life. The knowledge he has of real estate is second to none. You have some nerve calling him in competent. He probably appraised the property that you sold and it was a piece of junk or you try to flip it and to rip someone off so you blame the appraiser. I personally do Not No jack the appraiser but what I do know is John Gavares is professional and an outstanding appraiser. Don't blame Mr Gavares for your real estate blunders.

DO NOT USE Frank Ciotta as an appraiser!



He signed off on an appraisal with more holes than swiss cheese.



Apparently, Frank does not know the difference between a brick and a wood house. or the difference between public water & sewer vs. well water & septic. (he calls himself an appraiser???) nor can he identify what a double hung window is. nor can he identify a brand new roof, apparently. One wonders whether Mr. Ciotta bothered to see the property in question or even bother to look at pictures.



And don't get me started on his comparables! Ha!



He didn't even bother to look up/verify when the house was built. Does that seem like a competent appraiser who is working for the client's best interest? Nope.



Incompetence is the best description for this appraiser, in my opinion.



Be warned, home buyers/sellers in Westchester. My experience with Mr. John Gavares and Mr. Frank Ciotta were deplorable.
