I have lived here almost 3 years now. If I could afford to move I would. Slumlords rely on the fact that it's difficult to move if you cannot afford too. This property is owned by Monfric out of California and Colorado. They've been removed from both Helena and Missoula. They need to be removed from Kalispell. The local property management company that runs these apartments are equally delinquent. From December 2013-November 2015 we have had 6 apartment managers. I am told this is common here. If the Apartment Manager is fair and responsive to tenants needs they are fired. Paperwork, rent, work orders, disability modifications are frequently lost. Rules are arbitrary and changed often. Most appliances installed no longer have parts available and temporary fixes seem to be the modus operandi. Unfortunately the fixes are expected to last longer than temporary. It's very difficult to get replacement appliances even when the cost of work done is higher than the cost of replacement. They do not provide a safe place to store bikes and you are not allowed to keep them in your apartment. Bikes are frequently stolen from the provided bike racks or parts removed from the bikes. Management and above are dictatorial bordering on abusive. It's not unusual to find the management cursing and raising their voices to tenants or maintenance. Very few of them know Montana Fair Housing Laws, ADA Laws or Landlord Tenant Laws and frequently violate those same laws. It usually takes multiple calls to the appropriate Agency to get the management to comply with the local laws. Air conditioning units, freezers, and too many fans are not allowed. The apartments can get up to 110 degrees in the summer with little to no relief. Most of the carpet in the apartments are at least 10 years past their wear date and cleaning them no longer helps. Snow removal is sporadic and takes days to complete. There is no disability parking or assigned parking and tenants guests often park in neighboring tenants parking. The Communal building has been taken over by previous management and not returned to tenants for use. Even though it is stated in the lease that we have access. There are two washers and two dryers per building that they claim are energy efficient thus requiring us to only do "half loads". Most tenants are respectful and friendly, the ones who aren't seem to be a favorite of the management team.

The apartment management has had a recent upgrade! The current tenants are blessed to have Mary as a caring landlady who knows the rules but is not a power hungry monster (possibly an exaggeration, but not really) as a past landlord was. We have had many come and go over the last few years and recently have seen results in regards to our maintenance and communication we have never seen before.

Regarding animals; tenants are allowed one pet per a medical reason and I agree they should be responsible for picking up after their pets.

If we can continue to get new tenants who want to live in a family friendly neighborhood that cares about our children we will continue to improve.

Stay as far away from this dump as possible. Where to start, apparently the only person they could get to manage this place was a bi polar lady who changes her hair color and mind on things weekly. No pool, no bbq pits, no satellite dishes, no AC units of any kind, no screen doors, no more trees since they cut them all down after one of the trees fell onto a tenants vehicle destroying it, (tenant was responsible for all damage.) Cockroaches, be ready to empty your kitchen out monthly for exterminator to spray all over, mice, mold, carpet that has been flooded multiple times and never replaced. Neighbors who collect SS and sit around with their door open smoking weed 24/7. Broken down vehicles common. Jails have more amenities than this place. The slumlord allows some people to do and pay whatever they want, while she attacks other tenants over the smallest lease issue. Their is a reason there are so many empty places here, most people know this place is a dump. Our lease states no pets allowed, but most people have dogs who defecate all over the grass and play area, this place is in complete chaos with a manager who is more concerned about making sure the grass looks good, than she is making sure the apartments are maintained. Most of us have multiple things needing to be looked at, (fire detector batteries dead, light bulbs blown out, closet doors that do not hang anymore) but those things are not on the priority list apparently. If you have a family or are just used to having a decent quality of life, please keep looking, plenty of other low income apartments available now.

these are the worst kept up & worst managed or owned properties i have ever seen& i have lived all over the world! they expect kids to live in 100 degree weather with no screen doors & no fans! not aloud to have your own air dehumidifier either! im suprised they havent been sued! not even a pool! i know in colorado they have lots of amenities! rediculous!
