The Bad.. The floors of the apartments are uneven. The stairs are being eaten by those driller bees. The tennis court has plants growing through it and no nets. The basketball hoops have no nets. The pool gets overrun with people who do not live there. The parking in minimal and does not get enforced.
The Good...
Dan... Great guy... Works hard to keep the place running though I do not believe he is given enough authority from the owners. I believe they micromanage and force Dan to cut corners. The property would be much better off if they just let him run it and gave him an annual budget for upgrades, not including repairs.
The view of the lake is amazing, and the fountain in the lake is great to fall asleep to.
Maintenance Team.... They try as hard as they can to get things fixed within their ability and material support given by the owners. Extremely well mannered and quick to help.
If you are looking to live in Kernersville I would suggest this place.
The team there deserves way more credit than they have been given by other reviews. I believe it is the owners that are holding this place back.

There are a lot of problems with this complex. Be aware that your water bill is not included in your rent and I know a lot of people whose bills have been between $100 - $200 because of problems with plumbing in the apartments which are not fixed in a timely manner.
I don't know many residents who are happy. I realize the new manager is trying hard to fix the problems, and I believe they do care, but it seems like putting a band aid on a severed arm from where I stand.
They are trying, but I'm not sure that getting the complex to where it is a pleasant place to live is an attainable goal.
If you are down on your luck and have nowhere else to go, I'd recommend it. I like the new management much better than the previous management, but honestly, I don't like the apartment complex.
Living there has not been a good experience.

Provided by YP.comI have lived here for several years and absolutely love it. The staff is always a pleasure to talk with especially the maintenance guys. A few months ago, my fridge stopped working and they replaced it the same day. Anytime I have had any repairs needed they are usually there the same day to take care of it. I never had this quick of service at previous places I've lived. Recently they updated the outside of the buildings with new siding and my new windows are so pretty and a lot easier to open and close. There are still some flaws but its an older apartment complex.
I read some of the other reviews and felt like I needed to say something about my experience here because I haven't had any complaints. I do wish they would salt the steps in the winter because they can get icy but I know to just be more careful. Other than that I would recommend it because I doubt there is anything better in this area for the price.

Provided by YP.comSince everyone wants to write about the Bad on here, I'm going to tell you about the good. The rooms are very spacious. Before coming to live here a few years ago, I visited apartments around a 30min radius. By far these apartments have the most space at a very affordable, cheap rent. The living room is very spacious, 2 bathrooms(most apartments only have one), 2 huge bedrooms! My fiance loves her pantry in the kitchen, and walking out on the balcony every morning, seeing the lake and geese off in the distance. We where given the option to paint, as long as we paint back before we leave. Let me tell you right off the bat, that is extremely rare to find in a apartment complex. It just made it feel even more like a home to us.
The people in the office (exp Dan) are extremely helpful. Every problem I have ever had, they instantly hop on the issue. They fixed the steps, roofing, Had exterminators come in (gave us a notice to before hand), and they bend over backwards to try and make this a enjoyable family home. Regarding the pool passes, I thought it was a wonderful idea. It's only a dollar, which pays for the band you get itself. And lets you enjoy the pool, instead of overcrowding from random people. The issue with the parking has been resolved as of May. They sent out flyers to receive items to place in your window, and reduce having some neighbors take advantage of multiple parking spaces.
The apartments are in the heart of Kernersville itself. It is a walking distance from all your retail stores, restaurants, etc. Such a cheap price for such a spacious living space. If you want a warm community to live in, Lake Park Apartments are for you. So far they have made me and my fiance' 3 1/2 yrs living here very enjoyable and do everything in their power to continue to do so.

Provided by YPmobileWhere to begin? As I sit here and write this review I look out my backdoor and my grass is 8 inches tall. People in the office will be nice to you until you have more than a couple of issues with your apartment. Then you'll be lucky to get an answered phone call...and if you do you'll receive rudeness. The 2 man maintenance crew can't seem to fix anything. They undermine the issue and belittle you. They make excuses for why they shouldn't fix an issue. We have had ant problems for months. Things that were mentioned in our walk through list upon moving in have yet to be fixed. Five months later we are still waiting for things to get fixed. There is always standing water outside of our apartment when it rains easily a foot deep. There has been two break ins in the past month. It doesn't feel like a safe environment. Most of the woodwork on the outside of the apartment is rotting or falling off. Termites and bugs are a huge issue and the hired exterminator can't seem to fix any problems. The turnover rate is extremely high and it seems like people are moving out constantly. Oh and don't move here in the winter time because you will have to shovel the snow out of your own walkway and make a path to your car and attempt to drive out of the slippery parking lot. The office will leave a shovel and ice melt outside for you to use on your own. There are carpenter bees all over the place boring holes into the wood but there is apparently no way to fix that either. Mosquitoes are everywhere and I'm sure it's only going to get worse. The only good thing about living here is umm....nothing. I will never refer this dump to anyone. And for the price you could live in a higher quality complex.
Okay where to begin with a response??? I m in utter shock reading this...I know who posted this ridiculous review and unfairly so. I have been extremely nice about every concern you have brought to my attention. I can't believe you would take time out of your busy day to post this on the internet, bashing the place you call home. If you are THAT dissatisfied come by the office and speak with me about lease break options. I would like to personally challenge you to find something better for the price and will even help you in your search. I care about this community and all of the residents. I do not care for those who take their issues to the internet without attempting a reasonable solution. If you are considering moving here, please check out the community for yourself instead of trusting a misleading review such as this one. A fair review would state the good and the bad. Clearly this resident is trying to leave a negative impact on the community.

This place is nothing more than a dump. I guess landscaping is considered good when they come once a month to mow the grass....people that own small pets beware you will lose your pet in the jungle the management considers "great landscaping" Also the new flowers and new sign add a nice touch but there were many things that were needed way beyond and nice sign and nice flowers, how about fixing the steps that are rotting leading up to the majority of the buildings, or how about putting down rock salt when it snows and ices in the winter....if you are an older person or pregnant do not move here, you are expected to put down your own rock salt on the stairs and in the parking lot. Oh and don't expect to get things fixed in a timely manner...especially air conditioning, there are leaks in the lines but they are too costly to fix so they just dump more and more freon in them when you call to complain that they aren't working. And as for the pool, so many things I can say about that, I wouldn't let my dog swim in that pool much less my kid, they never drain the water, so the geese and ducks enjoy a nice swim and a nice poop in the same water your children, friends and family are enjoying a nice swim in, of course I guess this is considered ok too since they probabaly just poor extra chemicals in it to make it seem a little more santiary. Oh and lets not forget that this summer the wonderful new management decided to make residents purchase a pool pass to enjoy the nasty pool, granted the pass for residents is only $1 but last time I checked that $1 should be included in the price paid for rent to live in this dump, and then of course if you would like to bring a friend that will be a charge of $10. And you better pay if not the nasty "pool monitor" will come and ask you to leave when you and your children are just trying to have a good time after a hard day at work!
I would personally love to know how this place is concerned a "great" place to live? I wonder how many people got super high power bills this month because of the lack of ability to fix all the broken ac units or how many people were outraged when they went without water for hours and hours and hours about a month ago when the city had to do some repairs but the apartment management was notified at 3pm that day that the city would be turning off the water, that would mean that management had 2 hours to at least be kind enough to let the residents know that they weren't going to have water so that other arrangements could be made if need be. I feel sorry for those that woke up the following morning to shower and get ready for work to discover that they still had no water those that came home that evening to cook dinner for their family and discovered that they had no water. Just would've been nice for management to let everyone know, I would say it doesn't take that long to type up a little note and print it then post it on everyone's doors, they seem to find the time to do this with their cheesy monthly flyers! I would not refer anyone to this place. You should actually get the $200 referral bonus for being honest with people and telling them to run and never look back! I will agree it is cheap but I would rather pay more money and live somewhere that is nice, the grass is mowed more than once a month, the parking lot is safe for me to walk through in the winter months, somewhere that I don't have to worry about falling through the stairs because they are rotted and somewhere that appreciates the rent that I already pay enough to allow me to use the pool for free!!! DO NOT MOVE HERE!!! TRUST ME YOU WILL REGRET IT!!!!!
As the manager of the community...it concerns me that someone can feel this negative about Lake Park Apartments. Some of the items listed above just isn't something that can be corrected overnight. There have been many improvements, including 2 new roofs, rebuilt steps, and new AC units installed. Regarding the city of Winston Salem shutting the water off...it was beyond our control and wasn't something that we caused or had any control over. We also did not receive sufficient notice from the City of Winston Salem or a flyer would have been distributed to every door. The water was already shut off before we were notified it was going to happen. If it were avoidable or ample notice was received then most certainly a flyer would have been distributed to notify residents. We also were informed by the city that it would only be off for a couple of hours and didn't see a valid reason to notify residents that the water was currently off and would only be off for a few hours as indicated by the city. High power bill? I believe with this extreme heat that we've had this summer everyone is seeing a hike in their power bill regardless of where they live. My personal power bill nearly doubled last month! I recognize higher temperatures outside means the AC runs longer and increases the bill. To suggest that we don't care about the residents is very troubling for me because we went without AC in the office for over a week because the residents came first and were more important. Personally, I would never live in a community that I felt this negative about as well. I always welcome any and everyone to come speak with me about concerns in the community and take those concerns serious. I can't help but feel this review was posted by someone that has a personal agenda against myself and therefore can offer no resolution. I honestly hope someone doesn't take this negative feedback as an indicator of the overall qualities that Lake Park Apartments offer. A fair review would post pros and cons without speaking so derogatorily about the place they live. Our staff works extremely hard to resolve any resident concerns and will continue to do so. I welcome you to stop by the office and talk with me. I'm confident we can find a reasonable solution to your concerns if we haven't already.
