Provided by YP.comBEWARE OF INACCURATE SURVEY FROM JIM HART & ASSOCIATES, KIRKLAND LAND SURVEYOR & CIVIL ENGINEER - My EXTRA EXPENSES due to this BAD SURVEY TOTAL APPROX. $45,000!
I hired JIM HART & ASSOCIATES in 9/07 to survey my Seattle waterfront property, in order to get a building permit. I relied on the professional competence of Hart's company & was BADLY LET DOWN! After many lengthy & expensive required studies & reviews, I PAID OVER $13,500 & received my building permit from the City of Seattle in 7/09, only to have it stopped 6 weeks later, when it was found that JIM HART'S SURVEY WAS INACCURATE!
Due to JIM HART'S INCORRECT SURVEY, my house DESIGN which cost $13,620, is USELESS to me. The plan was based on the inaccurate survey & cannot be built on my lot. I have been forced to commission (& pay again for) a new house design to comply with the corrected survey.
My building permit (for which I paid over $13,500 in 7/09) has been stopped; many of the costly & time consuming CIty reviews will have to be redone & PAID FOR AGAIN, as I continue in 8/10 trying to get a valid waterfront building permit. Due to the MANY PERMIT PROBLEMS CREATED BY HART'S INACCURATE SURVEY, I was forced to hire an architect solely to negotiate a resolution with the City as cost-effectively as possible. THESE ADDITIONAL professional SERVICES have cost me over $17,000.
I INFORMED Jim HART as soon as I was aware of the SURVEY ERROR - HART TOOK OVER 1 MONTH TO TRY TO CORRECT HIS COMPANY'S SHODDY WORK! HART was AWARE that my wife & I are SENIOR CITIZENS & that my wife was undergoing CANCER TREATMENT in 2008-2009. I am a 3 time REPEAT CUSTOMER of Jim Hart & Assoc. - this is HOW HART TREATS LOYAL CUSTOMERS of his business!
** BEWARE - JIM HART & Associates' CONTRACT LIMITS THEIR LIABILITY DUE TO NEGLIGENCE to the cost of the survey, which was $5607. FURTHER, JIM HART ONLY OFFERED THIS SMALL SUM AFTER NUMEROUS CONTACTS. My true financial losses from this inaccurate survey are many times Hart's $5607 offer, & my family's losses in time & stress are inestimable.
JIM HART HAS REFUSED TO OFFER ME A FINANCIAL SETTLEMENT COMMENSURATE WITH MY ACTUAL LOSSES & MY ONLY REAL RECOURSE APPEARS TO BE EXPENSIVE LEGAL ACTION.
There are MANY other capable land surveyors in this area - WHY RISK A FINANCIAL FIASCO SUCH AS JIM HART & ASSOCIATES HAVE CAUSED ME??

BEWARE! THE INCOMPETENCE OF JIM HART & ASSOCIATES HAS COST ME MY HARD-WON BUILDING PERMIT, APPROX. $45,000 IN EXTRA EXPENSES TO RESOLVE PROBLEMS CAUSED BY HART'S INACCURATE SURVEY, & SET ME BACK 1 YEAR IN MY BUILDING PROCESS! HART & Assoc. surveyed my waterfront lot but MISSTATED the ORDINARY HIGH WATER MARK! The City stopped my building permit; & the house design I had paid for is now useless & will not be allowed on my lot, given the CORRECT high water mark! When informed of the INACCURATE LAND SURVEY his company had performed, JIM HART TOOK OVER 1 MONTH TO TRY TO CORRECT THE SURVEY. He offered me only $5607, but HART'S INCOMPETENCE HAS COST ME 9 TIMES THAT AMOUNT! I WAS A REPEAT CUSTOMER OF HART's & THIS I HOW HE TREATED A LOYAL PATRON! There are many capable land surveyors in this area - WHY RISK A FIASCO SUCH AS JIM HART & ASSOC. HAVE CAUSED ME??
