The absolute WORST property management company I've dealt with in my entire life. If you ever make the mistake of signing up with these guys, rest assured, they'll charge you a lot even after deciding you won't resign the lease. Why ? They'll say your apartment was dirty, the blinds were broken, the bathroom was dirty, the fridge was dirty, the slabs were dirty DESPITE the fact that you would've given them a CLEAN apartment back. They are the absolute WORST. DO NOT, I REPEAT, DO NOT sign up with these guys. Why do I even have to give these slumlords a star ?

I meant to do this several weeks ago, but am just now finding the time to do so. I personally did not rent from Cole Property Management in Lafayette, but my daughter Sarah did. She found an apartment with this co in May, signed a lease and moved into a cute little 1 bedroom on 11th Street in downtown on July 1st. The 1st part of Aug my husband fell ill, and our family needed her to come home (we are in KS). After updating her of her fathers condition, and the need to come home for an undefined length of time she became concern about all her obligations in Lafayette, one being the year lease she had just started only a month prior. I told her to call Cole Property Management, ask for the manager and just tell them the situation and see if they would help her. She told me that she knew they would not let her out of her lease, but she would try. Long story, but the mgmt. at this company is superb! They not only helped her (she agreed to pay rent till they re rented the apartment which they did in about a weeks time), but they were helpful and kind to our family at a time when the last thing we needed was for someone to give us a hard time. They could have just told her too bad, finish the lease, pay it off, or at the very least find your own person to re rent the apartment to. But, instead they told her to go home where she was needed and they'd find someone for her. In short it is a rarity to find decent customer service anymore let alone a company that actually cares about the individual customer.

Kristin K. Ardmore, PA Update - 10/7/2011 These guys define the term "slumlord." I moved into a duplex with a basement and specifically asked if the basement flooded. They said "no," but just days after moving in I had raw sewage backing up from the basement drain. Their maintenance guys always showed up promptly when this occurred time and time again, but that didn't change the fact that I had to live with human feces in my basement until they were able to clean it up. I finally got the problem fixed by complaining to the mayor, at which time Cole's manager thanked me profusely since they had a problem with all the properties on that block for years (in spite of the fact that they previously claimed "it never floods"). Also, be wary of the lease as there are many things written into it to take advantage of tenants. For example, with the "biweekly payment plan" you will find that you actually pay for 13 months a year, and in addition you have to pay rent for several weeks while they prepare the apartment for the next renter. In addition, there were many maintenance problems over the years I lived there, and I did my best to maintain a good relationship with the management and make the best of things. When I moved out I thought we were on good terms, and they even agreed to purchase my clothes drier which was in the basement. However, they neglected to pay me and also did not return my security deposit. In addition, they did not provide an explanation of damages as required under IN law. In spite of the fact that my mother and I had thoroughly cleaned the apartment and had picture to prove it, they made false allegations that it was not clean. They took pictures over a month after I moved out which included multiple pictures of the same dusty ceiling fan (so they could charge me multiple times to clean the same fan at $8/pop), a toilet bowl which someone had apparently vomited in after I moved out (my pictures show it was clean at the time of move-out), and some cleaning items I left under the sink (for which I was charged $30). They also charged me to clean the refrigerator, stove, and other items which I cleaned before I left, and have pictures to prove it. These slumlords knew full well that I was moving to Pennsylvania, and took advantage of this fact to steal my clothes drier and my security deposit. I have complaints against them with the BBB and the attorney general. However, the only way I can collect my money is to travel to Indiana and sue them. The BBB and attorney general have both encouraged me to file suit after reviewing my case. The statute of limitations for landlord tenant disputes is 6 years - look out, Cole, I will see you in court!

Lived on North 9th Street for a couple of years while attending Purdue- location was nice just off of Salem St. which took me directly over to campus and Union brought me right back. My apartment was very cozy and enjoyed my time there renting from Cole Property Mgmt.
