Quick Review/Summary: I wanted to like June Palms as the personnel were generally kind; however, their lack of follow through on projects along with little communication caused quite a bit of frustration and excess expenses when renting the home. Although an old home, our utility bill was significantly higher than expected since three broken window panes were never fixed during the year long lease. Many other issues (see below) forced us to leave after the lease ended and suggest to others to refrain from using June Palms.

Complete Review:
We moved into the property and loved the house; however, there were some maintenance issues that we were informed would be taken care of quickly. Most issues were not dealt with in a timely manner, if at all. Below are a few of the issues we experienced:
1. It took a month and a half to get keys to the front door. Not only did we not have the keys, we were told they didn't know who did have them which to me was a big security issue. They finally came and put a new lock in the door after our persistent requests.
2. The day we moved in there were three broken window panes in the living room and master bedroom. We asked numerous times for them to fix it including the day we moved in. By December, they said it was too cold to fix and they would wait until spring. When we moved out in July, the window panes were still broken. Our utility bill was outrageous.
3. We were told we would have a working garage with a remote. They came and fixed the garage allowing it to open manually, but never replaced the garage door opener.
4. It took a week to fix the fridge when it broke. Thankfully, it was during the winter so the snow helped to keep our food cold.
5. Two ceiling fans were hanging by the electrical cords. They informed us they would fix them when we moved in. Again, we moved out with the two fans still broken.
Maintenance rarely came in the time frame discussed. The time they installed the locks they arrived on a completely different day than scheduled without any communication and it took majority of the day. June Palms also struggles with communication. I often received an apology and explanation that they were short staff members. To me, that was a sign they had too many properties and not enough personnel to properly attend to their current tenants.

Although renting, we treat the rental as if it is our own; so thankfully, the security deposit was decently paid back...not enough for me to fight them on it.

Unfortunately, I wanted to like June Palms as their personnel are generally very kind in person and on the phone; however, their actions (or rather inaction and disregard for good communication) were louder than their words causing us to never want to rent from them again and warn others about our experience with June Palms. They never went out of their way to help and, in my opinion, did not even accomplish appropriate landlord duties.

I hope for all involved that these issues will be addressed and altered so tenants are properly cared for and treated fairly.

Everything about June palms is to say the least horrible ... They charge you for everything by hey can even if you didn't break things. They will double and triple charge you tasks that they should have fixed themselves. Their maintenance men are a joke and can't fix anything !! Let alone show up when they are supposed too .. At the end of my lease they made up 1700 dollars of damages.. Shut this company down they are like credit people only wanting your money..

This company is a classic "slumlord". They have the nerve to rent a house on 21st & Post in Indianapolis which is in total disrepair. The fencing is missing, and broken, the roof eaves expose the inside of house, They just cut the grass which as at least 2 feet. , It is unbelievable that anyone would rent this shack, then to put a for rent sign says a lot about this company. I would not rent from them if this is an example of their properties.

I Was 2weeks late on my rent and got an eviction notice. No warning and was caught completely off guard. I have never received an eviction and have not had another since then, but it completely ruined my credit report. Made it impossible to find someone to rent to me again. Had to end up moving back home with my parents until I finally found a rental company that would lease to me with a cosigner. I an now in the progress of filing bankruptcy. So if you rent from them Make sure you are not late even a little!!
