My wife and I were in the home buying process and unfortunatly fell through with the underwriter on the financial side. The house needed work to complete an FHA loan and also had trash on the property which was left behind from the previous owner. Realtor Joan Kovacik stayed multiple times that the owner would clean the property and was aware of the work that needed to be done. The work was not done in a timely manner (over two months for porch steps). We had to cancel our first appraisal and on the second appraisal the steps failed because they were built incorrectly. This all was over the course of well over two months and Joan was near impossible to reach. Joan and River Hills agreed to pay for the second appraisal since the repairs were still not completed as stated they would. The trash was picked up and moved behind the barn on the property and we were told we could burn the trash (illegal in NYS). When it came to the point things fell through on the financial end we were told we had to pay for the repairs which had been stated multiple times by Joan would be taken care of before we ever stated we wished for those to be fixed. These repairs regardless need to be completed for most loan types to sell the home. Of a $1000 deposit, we received back roughly $53. It was not worth the fight with a lawyer who requested $350 to proceed further. Ultimately we paid for repairs on the house which were sub par and did not receive our agreed repayment for the second appraisal. Joan Kovacik is an incompetent realtor and River Hills is a shady company to work with. If I could recommend 0 stars I would.

River hills had our property for over 6 months and the whole time the only advertisement of the property was done by myself. We had three open houses and the first two were never advertised by them until 2 days before. I would never buy a house from them or allow them to ever try and sell my house again
