Absolutely terrible landlord. More like a slum lord. He won't clean the property or the yard when you move in then charges you for those things out of your deposit which took 3 months to get back. You have to contact him multiple times to fix anything then its done poorly. Sleazy.

Please do not deal with this "company" in terms of rental properties. I'm an attorney in Little Rock, Arkansas and had the misfortune of renting a property from the owner of this company. He does not properly maintain his properties, which is ironic - since he owns a construction company. To verify this information before you rent a property from this company, contact the Fair Park area Neighborhood Association.



The property I rented had the following problems: leaking from the ceiling fan in one of the bedrooms, heat wouldn't work (never fixed - after a month of freezing and buying our own heat units - he dropped off plug-in heaters outside which promptly blew the fuses to the house once they were plugged in causing us to have to wait another "x" amount of days for an electrician), leaking toilet, leaking kitchen sink (pipes were just duct-taped together and duct tape broke and water went straight through to under the sink), green mold in kitchen where dishes would be stored, black mold in bathroom on ceiling (spreading), broken glass in screen door, bad insulation (actual gaps in "sunroom" by windows that one could stick a finger through and gaps in windows where you could feel the winter wind blowing in while you tried to sleep, improper cooling (previous tenant added two mini-air units at her expense - I added one - house was still 87 degrees at night - making it dangerous for people with health conditions and children - because of this cooling problem, we had to close off two rooms that we couldn't even use because no air conditioning), non-functioning ceiling fan in kitchen, broken window in door to one of the bedrooms, paint and wall damage that was not redone before we moved in, two used refrigerators stopped running while we were at the property and Mr. de Bin refused to reimburse us for all the lost food, and rust holes in the bathtub among various other minor problems.



Mr. de Bin promised that if I made repairs that he would adjust the rent. I added two missing doors to filter heat straight to the bedrooms, filled holes in walls, repainted, added cabinet pulls where they were missing, added shelves to kitchen, and so on - he never adjusted the rent. He offered to buy me paint to repaint the damaged walls, so *I* could repaint the house for him. We finally had to delcare constructive eviction when he left us for over 45 days in a house that was up to 87 degrees in the master bedroom; my fiance, his child, and I had to all sleep in the master bedroom to try to keep cool and non-sick. We were nauseated from the heat (106 degrees outside and inadequate air), couldn't sleep at night, had other stomach issues from the heat, and he requested measurements for the kitchen so he could provide a unit for that room and a unit for the child's bedroom - but never fulfilled this promise. Forty-five days later, I advised that he was constructively evicting us from the property due to not fulfilling his promise to add air units. He then stated that we could pay $150 of our own money to buy one unit (property needed two) and take this money from the rent. One, we did not have the extra money and had already purchased one unit at our expense. And, two, $150 was *toward* the unit(s) as if we were going to benefit from adding air units in a house where the lease was up in six (6) months. Desperately, we called again in June, and he promised to show up the Monday after the weekend to remedy the cooling problem. (Every day was a nightmare - it was so hot). He never showed up nor called on that Monday, and seven (7) days later, we had to quickly find a property safe enough in which to live.



Please be cautious when dealing with this company - save pictures of damages and all correspondence. He will be slow to non-responding in returning calls regarding repairs and make promises for certain repairs and not follow through. Rent at your own risk.
