Financial Management

·Collection of rent and deposit into trust account

·Payment of all operating bills, including utilities and maintenance

·Payment of trust deeds & association dues

·Issue 3-Day to quit notices on all past due tenants

·Coordinate any eviction procedures with Unlawful Detainer Attorney

· Review all utility and repair bills prior to payment

·Owner disbursements monthly

·Monthly reports mailed to investors with original vendor bills

·Order out all minor repairs needed

·Inspect and schedule all necessary vacancy rent ready work

Secure bids from independent contractors and negotiate contracts for major repairs

·Bill back tenants when they are the cause of repair
