I was mistaken by new carpet. I’ve lived here for 6 months. I’ve seen a cockroach once a month. Several buildings have been without water for 3 times – each lasting 3 days. You cannot submit maintenance requests to the office - they're "leasing only". You can send maintenance requests online.

Maintenance fixes everything asked in a timely manner. Maintenance is handled in a professional manner also. I've had multiple things fixed within 24 hours.

Then don't live here.



I dont know who could give this complex a 2-star rating, let alone 5! Everything about River Hill is unprofessional and falling apart.

Massive potholes that never get filled.

Maintenance issues go for moths without any resolution.

Water is shut off regularly without notice.

There are a total of 15 or so washers/dryers for an entire complex

The office staff aren't just unhelpful and inept, but are absolutely rude and nasty



I honestly wish I could list everything specifically that happened during my time at River Hill, but it's so ridiculous it just sounds unbelievable.

Safe environment. Friendly landlords/maintenance crew. Quick maintenance repairs. Reasonable prices. Beautiful woodsy atmosphere, although in the middle of the city. We plan to stay here for a while. Thank you! :-)

I am a PT who sees a disabled client in his home on this property. Today, I was driving to his apartment and a driver in an SUV partially blocking the way through (not that this is unusual for this neighborhood) waved me through or so I thought. Turns out that there was supposedly concrete work...somewhere. I never saw it, never saw a barrier, tape or any signs, and in fact, never saw the concrete even after driving around. A person who should not be working with people practically leaped on the hood of my car and said they had work done and I should have known it was a barricade. Ummm, a 20 year old in an orange SUV half in and half out of a parking spot in a place where people loiter all the time is not a barricade. I was harassed, cursed at, called stupid, and as I pulled away, I overheard one of the three people involved say a racial slur (and I am white so I don't know if that was directed at me or another). I love my client; he was disabled on the job and cannot walk on his own now, but I don't know if I can go back there.

My husband and I have lived here for 3 years. I am a school teacher just starting my career and hate to be negative but in seeing this first review I had to give my opinion of our less than agreeable experience living here. I don't want anyone else to have to deal with this terrible place.



Yes, the location is convenient and pretty awesome being central to the city, shopping and whatnot but the apartment and neighborhood is FAIR.

We have had numerous plumbing problems with our one bedroom unit. We pretty much have to call maintenance about once every 4 months to "fix" our sink and shower which will stop draining.

We have also had bad experiences with the office management, whether it's dropping off rent (which has ALWAYS been on time), or asking a question, the staff always has a condescending tone as if you, their tenant who pays a reasonable amount of money, is annoying them. They always make you courteously wait while they finish gossiping with their coworkers. Wait, who's serving who here? I think they're confused.

The maintenance responds in a timely manner. But their professionalism on the job? Well, there isn't any that I've seen except for one man. Last time maintenance was here (and trust me, I've dealt with them ALOT), the two guys were "fixing" my bathtub and cursing and it had NOTHING to do with the job.



My own pet peeves go as follows:

My nice neighbor below me smokes and I smell his cigarette smoke through the vents.

My car has been hit in the parking lot but despite obvious paint transfer, "nothing can be done".

And lastly, we had a friend move here. At the time they were allowing a $100 off your rent for 1 month if you referred a friend who signed the lease. Despite the follow up of both our friend and us, and our friend WITNESSING the office personnel writing our names on his lease to get the referral, they refused to give it to us. Wow talk about cheap! This one infuriated me.



Should I mention that this friend also was let out of his lease because he tested mold in the storage area in the basement of his building and it turned out to be toxic?



On another occasion, the landscapers were blowing leaves but their truck was parked in the middle of the road and they were standing in the middle of the road talking and I beeped my horn as politely as I could to get them to move and the guy flips me off? WOW, classy my friend.



Other than this, there are a few other quirks but the neutral has mostly outweighed the bad in this sense, but would you really wanna settle for BULL CRAP?

I don't see how anyone could rate this 5 stars unless they're getting paid for it...

WE CANNOT WAIT TO LEAVE IN A FEW MONTHS!!!

I've lived in Louisville my whole life, and lived in several different rental properties. BY FAR, River Hll Apartments offers the very best value for the price!!! the units are very spacious, the neighborhood is conveniently located to almost everything in the city...but, it's kind of like living in a little private paradise...even when you drive home and turn in and come up the hill to the parking lots...it's like a peaceful forest! We have only had to contact maintenance a couple of times in the last 1.5 years and they always respond in a timely manner--and are friendly! And, compared to other complexes around Louisville, GREAT PRICING!! The pools are wonderful in the summer, never too crowded...my hubby and I just signed on for another 2 years!! if that doesn't tell you how great the place is, I don't know what will!!! I Highly recommend you check them out when you are searching for a place to rent!
