Negative. Beware! Sam J Soranno DBA Comp-Time Systems, Inc. works for LandSafe Appraisal Service, the notorious sister company to Bank of America Home Loans. This is who LandSafe sent AFTER their first assigned was no-show no call. The appraisal delivered for refinance is understated by $60,000 per local expert. Sam's #1 comp was understated by $214,000 than the active listing for said property. LandSafe is misrepresented by BoA as independent YET by strategic objective for BoA Home Loans, they're mandated to understate property valuations requested for purpose of refinancing. Should you request reconsideration of appraised value, then he will dig back twelve months and search miles away from your neighborhood for comps that "support the original value conclusion" overlooking closer and more similar structures in more recent sales to your property. Shame on you Sam. #IndependentMyA$$

This company works for Countrywide and Bank of America. They recently appraised our home for the above mentioned banks fo a short sale. The buyers had an appraisal done within 2 days of this one so there would be a comparison.



The difference between the 2 appraisals was 165,000 dollars!! Comp-Time had it appraised on the high side using comps that were appeared to be by law not allowed to be used! This appraisal has negated the buyers offer and thwarted what could have avoided foreclosure proceedings!



How could there be that big of a difference? I don't know but we are looking into filing a complaint with the State of Michigan, the Attorney General's office and anywhere else we can to stop this from happening again and perhaps still selling our home.
