We hire some sub contractors, but do the following work in house..excavation, foundation, framing, roofing, finish carpentry, concrete flat work. Most builders are just going to hire the work out to sub contractors, Since we keep a lot of the construction in house we have total control of those aspects and do the work to the highest degree, we also only hire top quality sub contractors and we oversee their work to give our customers a high quality product.
