I recently used Sterling Property Management to do tenant placement on my 2 properties in Monterey. After 10 days, I was recommended tenants who had previous foreclosures with poor credit for a 4 bedroom rental. I asked that since this was a risky profile to decrease the term of the tenancy from 1 year to a time that makes the most sense for the property to be empty should the tenants not work out.



Following that request, I was told that they can not do that. That is something I have never heard of from any tenant placement company across the 20+ other properties I manage within the bay. I was not very happy with the response and mentioned that it is my right as the client to request a specific term on the lease. Finally, a subsequent email notified me that they are canceling the contract. So now, given the situation, I've lost nearly 15 days in being able to rent the property having to look for another property management company.



Charging 50% of the first month's rent for tenant placement is standard. Sterling by no means charges a low fee for their services. Yet the service they provide for that standard fee is not standard or by any means acceptable and that's the problem here.

Being the middle person between owners and tenants isn’t easy. Sterling Property Management understands that situation and they handle each obstacle with creativity and fairly. They are always available for any questions I have and they have managed to build a bridge between the tenants in my property and myself. I’m glad that they are on the ball so I don’t have to be. Sterling Property Management was a pleasure to work with and very professional. They found quality tenants for my home and handled all of the background checks in a timely fashion. My tenants are happy, and so am I.

My family and I really appreciate the response time and commitment to us over our 5 years living in a Sterling property. We have had some things in need of repair over the years like anyone would, and we are pleased to report that each issue has been dealt with in a very timely manner. Sterling was always out in front of each issue before it was made into a bigger problem. Overall, it’s been easy living and we hope to continue this way for the future.

Through the worst and the best, Sterling Management really has shone through. Most people dread when their property manager leaves a message on their phone. Fortunately, I have never had this anxiety because I KNOW that any issue will be dealt with promptly. Even when a big storm caused damage to my property Sterling was on the ball. The tenants at the time were dealing with rain coming in through the damaged portion of the window, Sterling had guys out there to provide a temporary patch-up until they could do the repairs when it was safer. Many, many thanks to these guys and the stress-free life they allow me to live.

I had the pleasure of working with Sterling Property Management, and i can tell you that they will ALWAYS get the job done.. the right way!! They have a great property manager and they pay very close attention to detail for all their clients.

They always go above and beyond to solve problems and make everything run smoothly. They know how complicated it is to balance their dealings with landlords and tenants.

The staff at Sterling Property Management are personable, professional, detailed, and accommodating. If you are in need of these services I recommend giving them a call.

To my surprise they whole staff did all they could in a difficult situation, we were constantly informed of what was going on, I don't see myself with any other property management company.
