Landlords Exercise Extreme Caution! This company sees the tenant as their client and not the landlord, as stated via phone by Mr. Tony Hernandez, Senior. The tenants that resided within my property were allowed to pay late without consequence and at my expense. I was paid late on several occasions by Villamar Property Management and was told that it was due to the tenants late payments and that I would receive a late fee reimbursement at the end of their tenancy, I have yet to receive it. Tony Hernandez, Sr., shouted at me on two different occasions. I requested a Termination of Tenancy and Villamar Rental Property extended the tenancy before notifying me. Mr. Hernandez, Sr. told me that enforcing the Termination of Tenancy would constitute harassment, because the tenant had yet not received the keys to their new rental, which was provided by Villamar Property. Mr. Hernandez, Sr. also told me that “California Law” protected the tenant and not the landlord when discussing damages left in my property by the tenants. After submitting the itemized bill I contacted Villamar the following business day and received a return phone call from Mr. Tony Hernandez, Senior. He told me that the cleaning fees were too high and threatened to tell the tenants to take me to court. Mr. Hernandez, Sr. never mentioned any price errors during our conversation, and was unable to reference details from my itemized bill because, as he stated, he did not have it present at the time. Yet, he still accused me of price gouging, being unfair, and threatening him. After this phone call I reviewed the itemized bill and receipts myself and noticed a discrepancy in one of the charges. Sadly, no one in the Villamar Property Management office caught this error before issuing me payment. I contacted Joanna H., their accountant, and within two hours of discovering the error I was able to return the difference. Also, After posting my review on Yelp Tony Hernandez accused me of being racist (as of 8/04/2015).



If I had to do it all over again with this company, I would have taken their short contract to a Real Estate Lawyer. I would have added a specific day of the month in which Villamar would pay me by. I would also add a clause stating that late payments would be included in the monthly rental payments. I would have ensured that the contract stated that they could not sign the rental agreement for me. This way I would know exactly what the terms of the rental agreement stated, should I be misrepresented. Also, all of my communication with Villamar Property Management Company would have been done via email correspondence, to provide written proof. Any late payments would have been inquired via writing and all answers from Mr. Hernandez Sr. and his staff would have been requested in writing. I would have them clarify in writing what notices and services they would render in my behalf. I would have purchased The California Landlord’s Law Book: Rights & Responsibilities by David Brown, Ralph Warner, and Janet Portman. I would have called the Fair Housing department in Moreno Valley, and again I would have had a lawyer advise me of my rights. I would learn Civil Code 1950.5 and its subsection as a minimal for the security deposit. Over all, I would have not allowed the unfairness to continue to the end. The Department of Real Estate, The Better Business Bureau, Consumers Affairs, and the many local bars of distinguished licensed professionals are there to help. I would have sought their assistance at the first sign of unresolved issues by submitting a formal complaint. I am not a lawyer and in no way do intend to misrepresent the law. Please seek legal advice from a lawyer if you are uncertain of any claims. While it is one of the least expensive property management companies, I would not recommend their services. I would just recommend due diligence to all who choose to utilize any property management company, including this one.

Don't go here! They  don't act professional... the staff are not friendly!  They never return the calls! They dont take care of their clients!  They should do an audit in that place!             LOOK what I found... enough said! Please read below!                                                                                                                                                                                                                                                                 WARNING ALL HOME OWNERS/ TENANTS LOOKING TO LEASE: Please be aware of a company called Villamar Property Managemant located in Moreno Valley, however, advertised on Zillow, Youtube, and many other advertising websites. If you are a home owner looking for a good management compnay to manage your homes for lease, this is NOT a trustworthy company to go with. The homes these people manage are ran down, and are in poor condition. I guarantee that your property will NOT be in the same condition you left it in before turning it over to TONY HERNANDEZ & his family owned business. They come off as nice, caring, understanding & competent, however they are only interested in the MONEY. I have viewed several of the homes for rent they offer & they are all completely TRASHED. I seriously doubt that the home owners of these homes are aware of the condition they're in.  What's worse is that they have the nerve to show these properites as if they are in good standard living conditions when they're not. Often times they will move a family into a home previously rented w/o cleaning or repairing any damages. HOWEVER, they will charge the family moving out for the cleaning & repairs that will never be done on the homes. I have come across several testimonies from previous tentants complaining about this TERRIBLE company, yet someone from the company always leaves comments claiming that the accusations are false. I have seen first hand how disgusting some of these homes are. I have dealt w/ the rudeness & unprofessionalism along w/ the many lies they tell. If you're looking to be fooled & let down, then this is the management company for you. If you are looking to rent a home that has never been cleaned or properly treated since the previous tenant, this is the management company for you also. If you don't believe me, take your chances & check out the properties they have to offer. If it's a nice home, chances are they just received it & are asking way more than it's worth. Even still over time the home will look like the rest of the filthy, disgusting homes they offer. This is only a warning...you don't have to take my word for it, however I do encourage ALL to see for yourself. You'll be appalled & amazed at what you find.

Terrible customer(renter/owner...

Terrible customer(renter/owner) service. Many accounts of late payment/bounced check over the past year (based on my bank statement.) One phone call per day reminder of asking them to send me the check, the check was still in the office for over a week...If you are a renter, think twice before hiring them. This is a review from a real renter, and I m more than happy to share my first hand experience with any fellow renter.
