Horrible Property Management Company

Prime Properties recently changed their name to OneProp, probably due to their horrible reputation for not properly managing their properties, failing to do repairs in a timely manner, and failure to respect the rights of their tenants. They hire unqualified contractors to do work, including workers that don't even speak English. They threaten tenants with fines constantly. They do not have any grace periods on their rent. They will fine you immediately for even the smallest infraction, such as a weed in the garden. They often don't respond to emails or voicemails. I have personally had to go into their office and explain their duties under the law as a property management company to get a qualified contractor out to their property. Their typical response to any request is this: It is a tenant's responsibility to comply with all of our demands. If you choose to rent a property from this company, they will try to make you feel like an ignorant child in every interaction.

To tell the truth - I was asked to write this note. I had a difficult situation where the house I was renting was supposed to go into foreclosure. It happened that the owner did not pay his HOA dues and I got a notice delivered about a forclosure - needless to say I freaked out. I called Prime Properties and I received a phone call within an hour from Bob Melcher. Bob helped me understand what was going on and explained the process of what could happen. In this case it turned out the error was because the HOA was sending their bills to the wrong address. Prime Properties called my landlord, got the situation straightened out and took care of everything. I was really worried about what could happen because of everything I read in the papers about foreclosures and Bob did an excellent job of keeping me informed and resolving the problem so nothing bad happened. More than anything else, I really appreciate the way Bob kept me informed so I could go on with my life and not have to be worried about the situation while it was resolved. It is good to have a professional organization like Prime Properties watching out for things! I would definitely rent from them again, but I also recommend them to my friends and co-workers.

We moved up here from Austin last December and found a house to rent through Prime Properties. First of all, their real esTate agent assigned to us was not knowledgeable at all about the properties she was showing us. Then, we had to pay a double deposit of $2290 just to move in. There was only 2 of us living their and upon move-out they charged us all kinds of absurd charges that were flat out lies. We were charged $720 for "touch up paint" because they said we painted the house the wrong shade of white. We never used any paint anywhere in the house!!!!! Then, I had a signed document from our property manager saying we already returned one garage remote, but they still charged us for it anyway. They only returned half of our deposit, $1150. We disputed the charges with a written letter and what they sent us in return was completely ridiculous. In the original letter they said they had pictures as proof of these charges. Well, as anyone would do, we politely requested to see the photographs of all this work they said they had to do. This was weeks ago. After several more attempts to contact them, via voicemail, email, etc, they have just decided to completely ignore us! After the fact, we did some research on the company and discovered THEY LOST THEIR BBB MEMBERSHIP EARLIER THIS YEAR due to not following their contractual agreements. Please, please do not ever rent from this company. They are very dishonest and only out to get your money!!!!

It is unfortunate that this person had a bad experience. Prime Properties is a licensed Real Estate firm and it is required to follow all regulations governing real estate transactions, and though we represent the landlord we have an obligation to be fair to all parties. Please allow me to respond to each issue presented in this review. First it is stated that the RE agent was not knowledgable of the property. I am not sure what the person means by this so it is difficult to respond. I can say that all our employees and agents are continuously striving to improve, and we would welcome any specific suggestions on what we could do to be better. Regarding the comment about a "double deposit". The rental criteria is published directly on the rental application when someone applies for a property. We encourage the landlords we represent that if someone has credit or reference problems that they should still consider an applicant if the applicant strengthens their application with an additional deposit. This provides an opportunity for people to rent who may not otherwise be able to qualify. All deposits are 100% available for return - if a tenant meets all the obligations under their lease. Each month we provide 100% deposit return to many tenants. If anyone does not receive all of their deposit back the reason is documented in a formal statement of deposit accounting. We don't allow the landlords we work for to make arbitrary deductions, and we work to make sure any deductions are fair. If a mistake is made we provide a detailed review at a tenant's request, again, we are not perfect and if we make a mistake on a charge we want to make it right. Prime Properties did not lose their BBB membership due to "not following their contractual agreement". The Dallas BBB wants their members to submit to voluntary binding arbitration with their customers. Our customers are the landlords we represent, and Prime Properties did not have a problem with that, but the BBB wanted Prime Properties to participate in binding arbitration with our clients tenants. Prime Properties represents over 1,000 diferent landlords and we cannot make this committment for our clients except on a case by case basis with their approval so we had to sever our formal relationship with the BBB. Many people find the BBB a valid avenue for dispute resolution and Prime Properties fully participates in the BBB dispute resolution process, but as a non-member. Last, Prime Properties is definitely not dishonest. We work very hard to make sure every action and activity regarding a lease home is legal and fair. Any charges against a security deposit are strictly in accordance with Texas law and the lease. A lease is a legal contract and it imposes responsabilities on both parties and we work very hard to make sure both sides, tenant and landlord understand and fulfill their responsabilities. If a landlord we represent wants to break the law by keeping money that does not belong to them then we will terminate our representation of that landlord, but we have not had to do this. Please understand this clearly, we do represent the landlord and do everything we can to make sure they receive everything they are entitled per the lease, this is what they hire us to do for them. Prime Properties does not benefit when monies are used to reimburse a landlord, as a matter of fact the landlord does not benefit either, they are only receiving reimbursement for money they had to put out which they did not want to put out. If anyone has any issues they would like to see addressed they can send an email to [email protected]. Your issues will be addressed, though since we are simply employees of the landlord the only thing I can gaurentee is that the issue will e addressed and explained in a fair and complete manner. If you were treated unfairly by a landlord we will even put that in writing as well!
