My wife and I researched land surveyors and spoke with 3 or 4. From my conversations and emails, Kemper & Associates just struck me as the most professional and pleasant to work with, so we worked out the details and requested a full property survey with the certificate of survey drawing.



They were punctual and very detail oriented (which is of course what you want with a survey job). Some parts of the yard are rather thick with trees and vegetation - this did not stop him from being just as meticulous.



I wasn't quite sure what to expect for markers at the corners and along the line. I was actually surprised and impressed. Line markers were roughly .5" x 4' stakes that were driven in sturdily and exactly, which ribbon on top for easy identification, and appropriate markings on the actual stake to identify location and such. Corner stakes were better than code, better than the original stakes, and were driven in / marked as well. The corner stakes of course sit just below ground level so they aren't in the way of mowing or anything. Though they were neatly visible due to the technique used to place them. The grass and such will soon grow over them, which is natural and to be expected. Still, he did a great job and they will always be locatable. He also put the wood stakes here. On one of the corners, there was a massive boulder (probably a few thousand pounds) that was placed by a neighbors landscapers. This boulder was partially in my yard. I wasn't sure how he'd handle it. Due to other boulders nearby, this thing isn't going to "naturally" move anytime soon. He drilled a hole in the boulder and screwed in a permanent anchor / marker on the exact spot where my property ended. This marker was pretty robust and resembled something you'd expect to see anchored into the side of a cliff for use in mountain climbing. Solid work.



All in all, our experience with this company was very positive. It's seldom that folks have this sort of work done, so when you work with a company that has done good work, you remember them and pass the reference on to family and friends when conversations of such work being needed come up. We'll definitely keep Kemper in mind. As always, I'd encourage proper research, though it's good to know that this company sets the bar very high and does excellent work.



As an added bonus to the testament to their work quality... Our neighbor was at the same time doing some work and needed to know their property line. They hired their own surveyor who came in after Kemper did. Their surveyor was seemingly intent on finding some sort of minute error of fractions of an inch. They went through the process and determined that Kemper's work was, well, exact. He didn't find the slightest error with either their measurements or method of marking. Was easy money from him with that being the case, since he didn't have to place any new markers or anything.



I do encourage you to also pay the extra money needed to get the certificate of survey. This was a very nicely done draw up. We got something like 3 or 4 copies. They were printed on thick, quality paper and are roughly 2' x 3' in size - much bigger than I thought they'd be, but I'm glad they are. When talking about inches here and there throughout an entire yard, the size and quality means this thing is made for business outside. Also, if there ever is some sort of dispute with a neighbor about property boundaries, pull this document out and each neighbor use their own tape measure - end of discussion.



I won't talk numbers, but as for price, it was right there in the pack of what you'd expect to pay. Worth every penny.



Stick with this company and know that, for such important work, things will be done right and to a very high professional standard.
