Disgusting apartment, filthy carpet (we thought we were renting one with linoleum floors and they switched it up on us!) dog poo on every possible grass surface, fleas and roaches upon move in, excessive water damage and ceiling leaks constantly, black mold, it was just overall a horrible experience. The mold is why we are breaking lease to get out. The photo of the Petri dish was from an air sample. This was grown from spores flying around in the air! I am attaching photos, this place is awful and I can’t wait to leave. Not worth it, not at all. I have never lived in a cheap apartment that was this shoddy.

These apartments are defiantly a 5 star “for the money”.
They are a little bit older but they are very well maintained.
The maintenance guys get there quick, and the management called
me the next day to make sure I was happy. The neighbors were all quite,
seems like a little older crowd. I would highly recommend them
unless you can afford super high end.

I know the ownership personally and know they are outstanding in customer service. Their goal is for you to enjoy your stay and be comfortable with the knowledge that they will quickly resolve any issue you might have promptly and personably.

Had to deal with bugs, broken ac, broken shower, broken sink, broken door lock and clean mice droppings all in a single calendar year. Would never recommend this owner to anyone not even my worse enemy. Plus everything is run down.

If I could give this a negative star I would. Wretched place to live. They promote animosity amongst neighbors. They don't fix what goes wrong in this dump. It's always one excuse or another. Like a previous person posted this is a concentration camp. If a neighbor complains about you they don't come to you they automatically assume you are in the wrong and you get put on notice. The office staff is rude and hateful and very disrespectful. No one seems to know their job. They claim to take large breed dogs. ..even pit mixes. We were the only ones with pits here and they made us get rid of them because the pansy a** neighbor was afraid of them. They wouldn't move the neighbor or us. Do yourself a favor and pay just a little extra and go to a real community.

I don't even know where to start. The fat girls in the apt office are rude and completely incompetent. Our apt was infested with brown recluses, we found a python in our closet, horrible neighbors, loud as heck, potheads, and our possessions always went missing, maintenance pathetic poor, the roof leaks, they refused to trim bushes covering our windows forcing bugs to seep through the window. The managers lost our money order of $625 and never retrieved it, and had the audacity to blame us for not paying when they checked the cameras and saw me slipping it into the mail slot. Do not ever look into living here. They con you out of your money, and if u hate snakes and mice and other creepy crawlies. Then don't even look into this place.

My HVAC is FALLING OUT OF MY CEILING!!! I called "emergency maintenance" an HOUR AGO and still NO CALL BACK!!! Can you imagine if this was a water leak?!?! Everything I have would be ruined!!!



In a few more minutes I am calling a 24-hour HVAC company and that stupid, redheaded b*tch can pay the bill and ask her "emergency maintenance" crew WTF they think their job is.



This place is a HOT MESS and is trying to visit their problems on their tenants. NO!

Black Mold, Roaches, and Potheads, OH MY! Elite Properties is an absolute horror. When we first moved in, the management was kind and responsive. Within a month, things were completely different. When our A/C broke in the middle of summer and was leaking 5 gallons of water a day (this is not hyperbolic, we were collecting the water in a 5 gallon trashcan.), it took three weeks for it to be fixed. We have consistently had problems with roaches and other creepy crawlies. Some members of the office staff are completely disrespectful and rude. One even had the audacity to ask me I even lived in the apartment I said I did, when I simply went to inquire about one of my appliances (Fireplaces are "ornamental only", just so you know, because they pose a "fire hazard.") On top of rudeness, they are incompetent and can not seem to relay any information to one another, causing multiple discrepancies between ourselves and the staff. The apartments also pose health problems. . Earlier this winter a pipe broke, leaving many residents without water for almost a week. In addition to this, and most terrifyingly, we recently discovered black mold growing around our windows and in our air vents. We suspect this is the reason why every apartment is painted stark white every time it is vacated. This could also be due to the fact that tenants feel completely comfortable smoking weed/cigarettes whenever they feel like it - even with their windows and doors open. It is so bad that all of our clothes smell like various forms of smoke. Despite the fact that smoking nuisances are written into the lease as a viable reason for action, the management still refuses to do anything We are moving as soon as possible and if it was legal to spray paint large BEWARE signs on my way out, I would do so.

DON'T EVEN DESERVE ONE STAR. This place will con you out of money at every opportunity. They lie about their lease, they charge you for every little thing because they can't fill in their empty apartments and they never fix a thing! They have raised our rent three times now but have still failed to fix our ceiling, the leaking toilet, and our HUGE BUG INFESTATION. DO NOT TRUST OR RENT WITH THIS AWFUL SCAMMING COMPANY.

Terrible Place. The cut all corners possible with the apartments. Work orders were done in a timely manner, but nothing is nice or updated. Staff is rude and not very helpful. The person who lived above us was arrested twice in 9 months (in jail for 30 years now) and he broke into my car. Cops were there all the time. Someone stole our motorcycle from the parking lot. When the neighbor threatened to kill me, I asked to break my lease and move (the cops told me it was best to move) and management said no and told me to just file a restraining order. Within 5 days of moving in I ended up in the emergency room from a reaction to all of the mold in the apartment. Don't move here. It is the cheapest in Norman, but I promise it's not worth it.

I'm only giving one star because this site will not allow me to give a zero star rating. This company absolutely loves to lie about the terms of their leases. If you have a pet, they require a $25 a month payment which is not bad but they will tell you that it pays for replacement of carpet. It, in fact, will not pay for the carpet and they will not give any credit towards anything based on this fee. They also have a habit of charging you for anything and everything they possibly can once you move out. The apartments are "okay" at best and things constantly break (my sink was broken for 2 weeks before maintenance got to it). And don't ever be late on a rent payment unless you want to pay up to $250 in additional fees for that month. If you have to rent in Norman, find an apartment complex that is not owned by Elite.
