My roomate and I lived there for 9 years and they charged us over $500 of move out fees. It's called "wear and tear over time" yet they seemed to think that kitchen counters needed to be resurfaced when they were in perfect condition. They charged us $40 to replace the screen door when I'm sure they buy screen in bulk. They replaced all bathroom floors when they were in perfect condition as well. They totally treated us like we destroyed the apartment which we did not.Unfortunately even though we gave them business for 9 years at such a high rate of rent, they decided to completely squeeze as much money as possible from us in the end.



By the way, if you like to be woken up at 8AM or earlier every morning by lawnmowers mowing the same area that was mowed yesterday, this is the place for you. Also, I've never seen any of the 3 pools cleaned professionally since I lived there. Not once. Their idea of cleaning the pools and jacuzzis is throwing massive amounts of bleach in them, thus you end up reaking of bleach for the next few days.



Also they allow homeless people to dig in the dumpsters everyday and have never called the police. I've seen their workers completely ignore those people digging through the trash even though there is a big sign saying "no dumpster diving" on the front. This means that you should be very careful about what you decide to throw away in the dumpsters because anyone could get their hands on some sensitive information because the Riverview Springs employees obviously don't care who is digging through their community's trash.



Don't let your children play too late in the afternoon or evening because there is a whole colony of raccoons that live around that area and are very hostile. Most of the evenings you can find a number of raccoons digging in the dumpters which is dangerous if you're taking out the trash at night. Many times I've seen skunks hanging around the parking lots or go onto people's porches. You can also hear packs of coyotes in the surrounding areas and run through the complex in the morning and afternoon. Many times I've tried to scare these animals away yet they seemed to have adapted to being around people. Watch your children or they could get attacked by any one of these animals and contract a severe illness.



In the neigboring riverbed there are several homeless people hanging out and sometimes drinking.



If you care about living in a peaceful, fair, safe, reasonably priced community then Riverview Springs is not for you. Go somewhere where they actually value your business and you as a customer.
