Provided by YP.comI am renting from them i never have had a timely repair with them infact any repairs in ac i needed fixed for over 2years i finally got fixed after having to get legal action against them threw city i recently was in the tornado may 6th 2015 and roof is missing half its shingles water damage all over tiles and carpet coming up door frames are rotting allowing heat and air excaping roof is almost falling in and im still paying full price for rent and nothing fixed yet its been over a year since tornado there excuse is i told them go fix the door its always blamed on the maitnance crew i was told spray mold with bleach itll be fine

Provided by YPmobileI lived in one of Houses for Rents properties for almost 3 years and they should not be doing business. We had to pay our rent on time every month and in cash but they never took care of any issues in the house. Anything done came out of our pocket and then when we moved out giving them written notice the property had been sold twice but no one had our $600.00 deposit to return to us. Stay clear of this company because they do not care about anything but making money and that is evident in the number of eviction cases they file because people have to break their lease to get out of their ran down rental properties.

Provided by YP.comAttention renters; you have rights that you are not being told about and companies like this should be shut down or at least investigated. You may contact the Oklahoma Real Estate Commission (OREC) to file a complaint and there you can also get a copy of the landlord tenant act which spells out your rights, which you have. And before you move in and give them any rent money or deposit, do a thorough inspection on the place and make them fix anything wrong before moving in. Once you give them money, they know you will move in and they can blow you off every month. Do everything in writing and document everything along with digital photos and always submit request in writing and keep a copy. Good Luck!!!

Provided by YPmobileWe moved in febuary 12, 2014. We had no water running in the house christy the manager said just leave the water running. She said that the lines probley froze and so per her advice we turned faucets on. So 24 hrs later no water, me and my husband were outside and heard water running like a waterfall. We called christy first thing the next morning. She claimed pipes were frozen we explained if they were then why do we hear water? So finally she sent james and johnnie over. Johnnie tracked mud all through the house and left us with a big mess as well as they told us they would help pay the water bill as the pipes were not frozen they were broke. Also they cut a line in the carpetand pulled it back and cut boards up to get to more pipes, it never was put back together right that it feels like you will fall through the floor. When they half fixed the pipes they turned the water back on and the bathroom faucet busted and water went everywhere. Then james said we will get that faucet fixed we ened up a month later replaceing it. Also we had four rooms without electric they had a guy come and he got the heat running and he cut in the mater bedroom wall a chunk of dry wall fixed electric screwed dry wall back n hole and looks awful. Then our garage thats inclosed was carpeted and the plumbing still wasnt right leaked it smelled like feices and mold we pulled it up tiled it. Then 3 weeks of living in the house the toilet bowl started pouring all the water out as there so called repair men had put a patch in it and it came out we took pictures and we also didnt have a 24/7 emergency number to call and they were closed the next day so it left us with having to buy a toilet. When the water bill finally came it was 256.00 when we tokd them christy said we sont pay water bills we explained to her what was said well that left us paying the whole bill. The touket we bought has worked and the pipes started acting up well johnnie came out but he now works with affordable appliances and he finds a swim suit in the pipes well now they say its from us and that he took pictures. Well the pipes acted up again and then they later claimed it was tampons. Well they are not mine as i grew up throwing them in the trash as i lived on a spectic tank. We watched them.plunge they disnt pull out anything. Well here it is again toilet clogged and he then tried to say we threw apples in the outside sewer clean line. Then he stated they have a bag full of tampons n office and that he has pictures of apples. I explained to him none of us would do that hello its our only bathroom why would we not want it working. Then he didnt fix the toilet he left it clogged up and also said its our faukt they never had plumbing problems till my family moved in. Also the roof leaks in this house we are paying 650.00 a month wealso had to beg for our ac unit three months while they didnt care i called almost everyday and diff answers were told everyday. We are moving asap as we cant take this harassment or non working house any longer we love the house just wanted problems fixed. We did treat them nicely always gave them the benifit ofthe doubt. So please dont rent from them.

Provided by YP.comI lived for a little over two yeas. This first week I moved in, there were 2 kids trying to break into my house during the day. Neighbor down the street chased 10 year old son down the street calling him a brat but unfortunately when called the police to serve my complaint his excuse is that he is bipolar. I moved in in February of 2010 and paid for a 4 bedroom two bath house for about 800.00 a month that as supposed to have central heat and air. They told us they removed the AC unit so that it would not get stolen. I called every week for that AC unit and was paying the same amount of rent. They stated they were not going to discount the rent because of that. We called every two weeks, then every other day and then everyday just to hear that many tenants needed their ac unit but mine was in storage. They told us they were going to come one day and never came . Finally they told us that they did not find the AC unit in the warehouse and had to order another one and it would be in well about 5 more days. We waited those five days and it never came. We started calling them everyday again. It is now May and it 85 -95 degrees in this darn house. My husband works nights and could not sleep during the day because of the heat. Finally we got an attorney and we told them we have an attorney and will just see them in court, the guy came the next morning at 8am to install the AC. 3 months waiting for an air conditioning unit that was supposed to be in storage. Ridiculous!!! and have to children !!!! Nothing was clean in that house when we moved in, I still had to pay a 650.00 deposit, dishwasher was full of mildew and looked like someone set it on fire. We had to remove it because of the black mold and bought our own. They supposedly replaced the carpet and the person that put in the carpet left all the old carpet in our garage with the smell of pet fecies and urine. My husband was the one that dug it out. We waited 3 months for a new garage door because the original one that was there looked like someone ran into it with their car. A lady had an accident right there in our neighborhood taking out my neighbor's and my solid brick mailbox and it took that landlord over a month just to bring back a piece of wood with a metal box. He has the galls to ask why don't we buy the place . He wanted 99,000 for the house with 10 percent down and 10 percent interest at 795.00 a month. Are you crazy? The neighborhood is not worth it, the schools are not worth it, kids trying to break into my home and if my kids were in the front yard, they would have been killed after that lad ran into my mailbox. These people are money grubbing slum lords, they do not fix anything, and if they come out, they do not do it correctly and just put a band aid on it. he tried to say he has another house for sale for in Moore and it was worse than then one I was living in and wanted over 100,000 for it with the foundation of the home falling apart. I guess he thought we were Stupid or something. I gave them my 30 days notice, did some very light cleaning and turned in the key. The stupid lady stated that since we gave them an advanced notice, all we had to do was worry about tuning in the key and that was it. I moved out within15 days in the month of December, they slapped an eviction notice on my door talking about we owe them money. They did not even say anything about the walkthrough for my 650.00 deposit back ,

Provided by YPmobileThis company is well under managed, repairs are never made. The 12 months I live in one of their houses a maintaince man came out once and didn't do one thing. He had a notebook and wrote down measurements. That guy never came back out. When I called over and over, I was told "You are not the only one." Finally, I just stopped calling unitl my lease was up and moved out. I liked my house and if the company would have been better landlords and responded to things that needed done, I probably would've stayed. But, unfortunately, this company NEVER EVER does repairs.

Provided by YP.comWhen repairs are needed, the response is," there are several other renters in line in front of you". They always had an answer and no results. When repairs were made they had to be called again because they were not properly done. I asked to speak to the owner and was told they are never in the office and I can not give out there number.

Provided by YP.comThis company is untrustworthy and under managed. Repeated requests for assistance in Major Maintanence on the home my sister is renting have went unanswered and ignored. Safety issues, such as an assumed live electrical yard light in the back yard, have not been attended to. The air conditioner and heating units are not operational and is no concern to them.
Telephone conversations are met with opposition to information. The company's representative had no idea where the "job ticket" could be or when the maintanence workers would be able to "get to it." When asked to provide contact information for or to speak to a manager or owner, the reply was " They don't ever come into the office." Also, regarding maintainence, "The workers do not have cell phones and we may not see or hear from them for days."
Is this really a Property Management Company?? It's more like a make believe scenario, in my opinion.
