- On average most hardwood floors will need to be re-coated every three to five years. This is only an average. Some of our customers will go 10 years and some only two years. It really depends on if the floor is in a high traffic area: e.g. a kitchen-dinette will need to be re-coated sooner than a bedroom or formal dining room. General maintenance is a Buff & Coat, which is a light sanding that removes surface scratches and cleans and prepares the surface for another coat of urethane. If you clean your floor with any of the "NEVER USE PRODUCTS" it will cause an adhesion problem when you try to re-coat. You can Buff & Coat your floor three times before you reach the cost of a total refinish job. The sheen is controlled by the type of urethane used. Urethane is like paint; it comes in different sheens (designer satin, satin, and semi-gloss). You should not try to shine them up if you have satin finish. If you want a glossy floor we can apply a semi-gloss urethane. After cleaning y our floor it should be "squeaky" clean like a window with no residue left by a cleaner. If your floors have been waxed, have heavy wear patterns, or have a lot of dents, they need to be totally refinished. This is called a Sand & Finish. Buff & Coat is a light sanding that removes surface scratches, cleans, and prepares the floor for another coat of urethane. This is generally a one day job. Sand & Finish is a total sanding to the raw wood. We then stain the floor to your color and apply three coats of polyurethane. This process removes all dents, scratches and wear pattern (looks like a new floor). This is generally a three to five day job.
